Hi VIOLA Guys
It could me just me but i am wondering if u guys are also thinking that the mortgage drawdowns are becoming very frequent. I mean nearly 60% has been completed/claimed. Isn't that fast? The first drawdown was only in Feb. There are architects certs provided as to the completion. Maybe we shd ask them to allow us to have a look. Sometimes these architects also simply issue certs just to keep the developers happy (i used to be an auditor specialising in property development). What are your thoughts on this matter? Just dun wan the developers to be financing other projects using our money (he he he). Cheers !! |

QUOTE(12FX @ Aug 7 2011, 02:23 AM) already went inside, but don't ask me how. from my observation it can be completed by end of year but i don't think with CCC. may be hv to add another 3-4 mths or more for VP. by right they still hv a lot of time since original completion date by dec 2012. ALREADY went inside? What type? Did we make a good choice buying it?I must say i was a little worried when purchasing it coz the was no show units. I made my decision based on Spira and other TTDI developments. I can't wait to move in !!! |

I've heard of stories where the Dev invites the Purchasers to view the progress of the development. I was told that Sime Darby did it for Putra Heights, anyone else heard of this?

hello viola ppl,
good day !! so i went n ventured into a viola house (22x80) my observation and dunno if it's good or bad:- - the porch area is pretty long (can park 2 cars back to back, i believe) - the house is short la -at the back maybe 5ft -downstairs living room is small i think (for a 22ft home) the width of the living room is only abt 12.5 ft - the stairs is too broad (abt 3 ppl can stand side by side on one step), based on the calculation they've used 9.5 ft for stairs (taking up much of the living room space) - the dining space is decent - the kitchen is abt 2 inches lower than the dining space (dunno why they did this) - the little room in the kitchen is "little" it will not fit even a single bed i think - the bathrooms are pretty decent (the master bathroom is spacious) - upstairs is pretty decent - the living room upstairs is spacious - if i recall correctly i noticed aircond outlets in the master bedroom & the living room upstairs - the 2 pillars holding up the porch have r placed a little inside (maybe abt a foot from the fence wall (dunno if 2 cars can be parked side by side, might be possible) - the front gate is very low (maybe 4 feet from the ground)....better save money you'll need to change the gates. - the courtyard measures abt (5x5) and comes with light brown (maybe even mustard coloured tiles) - the space once you open the front door and the staircase wall is very narrow my overall opinion is they've shrinked the house and made a blunder with the wide staircase (we aren't gonna be that big and it's a house and not a govt office to have such broad stairs) |

QUOTE(Ang Ang @ Aug 31 2011, 11:53 PM) BTW, what is the Gross B/U for Viola 22x80? If front can park 2 cars, it should have minimum 28 ft. Internal length still have 47ft, ok what! I guess the lenght is still ok, what i can't accept is the wide stairs which eats into the living room. They could have given a whole 2 feet if the stairs were a little narrower !! |

QUOTE(CMPANG007 @ Sep 3 2011, 12:57 AM) Thanks Roger for the updated infor...I have checked the second schedule of the S&P and noted that the driveway and car porch is about 27.5 ft. So if the pillars are at the side, i think we can park two cars. a 4ft + 4ft staircase would have been sufficient n we would be having a 14ft wide living room. I have a big family n loads of frens n they like to visit often, a bigger place would hv made it a little bit comfy. Oh well, cant do anything much now.As for the staircase, i saw that there is a store room under it. In my opinion, the living room of 12.5 ft is still ok for me. I am staying in a house of 20x70 (basic) and my living and dining are about 15ft. This is because there is no store room under the staircase. The staircase is straight up to second floor as compared to Viola wide and big...i will view it myself when I am free next week... Anyway, the second floor living room and master room are big and this is good for me..I am happy...thanks Added on September 3, 2011, 1:03 am Agree This post has been edited by roger murphy: Sep 3 2011, 04:01 PM |
