no...I am not renting out. sorry to disappoint you. just want to know the rental difference between them. Can you share that info with us? Maybe in just percentage if you think it is confidential.
*
people are offering slight higher from what they are paying to the bank.so it depends....if the person is young and took more years of loan will pay lesser to the bank and the rent out will be lesser.

some of them took lesser years of loan will pay higher so they cannot go below the margin.

hope i answered your question.....from iproperty is rm1300k to rm2k the rental out.so can say rm800 difference between the both.

Ok.. got it...rental price could be roughly just above the loan installment..it makes sense 800 for the difference too as corner lot cost 200k more than intermediate. Then, you better find the young owner as they may rent out cheaper:) Thanks...
*
hahahaha......thats a difficult one.....to effort for a corner unit usually the owner will be elder ones coz financially more stable to effort a corner unit. :-)

hoping for the best.

not giving out exact floor plan? I guess they want to pull more crowd to the launching day..
and i think sephira's elevation is higher than viola and spira, hence the heftier price tag..
but 520k is really a big jump from previous 431k...

I think it is going to end up at 480K
*
is it standard the loan are 90%.can any bank give 95% loan with s&p and lawyers fees inside the loan as well.

You hire someone to sit and wait in the line for you. Some queue in the line early and sell their place to potential buyers.
*
this sounds like totally unfair.next time people are going to queue up and sell it for 1k above.the developers should come out with some rules.maybe open the registration queue only in the morning 8am onwards and it has to be registered by the potential buyers with thier ic produced.

I don't think balloting is fair since it is based on luck. Queuing for me is far better. If you really want the house, and you put effort to queue as early as possible, you are confirmed to get your house, provided money is there biggrin.gif.

Just go queue earlier than those people who queue for money. No system is perfect.

What really bothers me is these so called "director's released units" which IMHO is totally UNethical.
*
agreed with firewalker, but the queue must be done by the owner itself.than its fair.

director released unit is a smart way of the developer to earn profit.coz its sold when 80% or 100% completed.so the price will not be same with the other buyer.some place the same unit goes upto 100k difference.

So when be the next launching. So will the 700k++ unit go to 1 million now.Do u think anyone will buy it.Naza TDDI have to analyze and perhaps reduce the squarefeet and remain the price as now.

otherwise people will go to bandar putera which price is RM420k with the same square feet with a good developer IOI.

If you want comparison for the same timing, I could do that. During last 9 months, I&P launched Ukiran, Arca and karya. Total number can't be more than 200. And I&P last launch Karya has only 40+ houses.
I'm just comparing launch rate, getting conclusion from responses on those launches. Not to say TTDI is better than I&P.

It will take quite a while for viola show house, I guess. No house is ready yet from Viola. I heard Jeghui saying a show house is now being built around water fountain and saw a skeleton of a building there but not sure what is that.
*
actually wat will be the process of loan..

(1)booking fee RM 10K
(2)apply loan for 90%
(3)pay balance 10% downpayment - 10K
(4)pay s&p and lawyer fee
(5)pay monthly interest for 2 years(estimated)
(6)after 2 year once receive key start paying monthly payment to the bank

is this right.....meaning either than booking fee, down payment,s&p lawyer fee all starts after completed the unit.
