According to your simple rule, G+G+club house concept is 30% more whether it is F/H or leasehold. Can I translate that way?
If so, is it really worth for us to pay 30% more for G+G+club house concept?
I am a newbie in property and just want to know how much really worth for G+G+club house concept...

3 stories is only favorable to those who have big family. I have a few friends who own 3 stories houses & they all regret that. Main reason is that it's too big for their needs(wife usually complain it from cleaning point of view) & top floor becomes abandoned.
Since middle class with small size families are majority of home buyers, demand for 3 stories will be less than 2 stories always.
