i went there to have a look...

kinrara residence:
3-storey super links

leasehold
838k-898k
gated and guarded

why not pay a little more and get a unit in jalil sutera which is in a much better location, bigger and freehold?

jalil sutera:
3-storey super links
23 x 80
freehold
slightly less than rm1M
gated and guarded

hmmm... so what you say is that kinrara residence is different from jalil sutera because kinrara residence has a club house? well, the jalil sutera owner can go and join the bukit jalil club for a few thousand ringgit... which will probably have better facilities in the clubhouse in kinrara residence...

don't get me wrong... i am not trying to run down kinrara residence... in fact, i think it's nice... but from an investment perspective, i think jalil sutera would be better... wink.gif *and i am not a jalil sutera unit owner*

only thing i want to add is that:
1. pricewise, similar - but esplanad a little more expensive than js which in turn is a little more expensive than kin res
2. kin res and js is really guarded and gated... but esplanad is not (esplanad residents assoc hired some guards)

maybe the current valuations for kin res, esplanad and js are ok... instead, the valuations for bk9, hening and permai... which at around 360/sf may be too high?

by the way, ufo-et... the current 3-storey units in kin res going for around rm980k... no longer rm888k...

paragon heights? i like... only thing is the ceiling height of the unit very low...

which is exactly what i said earlier in this thread... since the price of the 3-storey units in kin res is so similar to jalil sutera, might as well jalil sutera which is freehold and much better location. then pay a little money to join the bukit jalil golf and country club for facilities... yawn.gif)

Kinrara become popular last year because LDP jam has reached it's peak, many Puteri residents have moved out to Kinrara, Bkt Jalil or Sri Petaling to stay, some more Chinese schools make big big different, Puchong has 4 Chinese schools only, 2 in Kinrara 2 in Bdt Bkt Puchong, the kids fr rest of remaining Taman(s) have to enroll their kids to PJ school, with the new Lai Meng school set up 2014 in Jalil, Kinrara / KR will go even higher, wait and see shakehead.gif

quite far actually... kinrara residence folks have to get into the bukit jalil highway (also known as the sg besi-puchong highway) and then head towards tpm... then turn into 1/155b going towards kesas... then turn left into bandar bukit jalil... about 15 minutes if no jam...

i posted a similar post earlier in this thread... at 1.22m, why not just get jalil sutera or esplanad at a much much better location? plus freehold some more...
