thats why im very careful on selecting development now. if the developer keep the retail shops, its a good hint that they will spend extra effort make it successful as this is their asset (apart from empire city lah LOL). unlike icon city, now MS can wash hand and move on to other project.

don't get me wrong, im not saying the invisible rich are everywhere or have been supporting the pricing in icon city heheh, and you are right some investors are over stretched in other projects but likely less in icon city as the entry price is near nett rm700k (after rebate) in 2011 6 years ago , accept the 40 plus simplex units that is rm400k which mahsing divided the duplex into simplex.
