From my scant memory... I didn't recall where and which project TMS will retain anything. In the past... TMS all  projects are small and with very fast turnover. They will complete and sell everything (aka wash hands) project and move on to next. Just look at their signature first project Aman perdana.

Capital repayment = regular saving plan without interest

Tenant and unit maintain by you = bank collect the rental

You bear all the risk if property tumble, bank do nothing just collect from you.

If positive cash flow, than is different story.
