 Tiara Kelana, need opinion please, looking for a condo around PJ

I'm looking for any forumer who live at Tiara Kelana, can you please give any pros and cons bout this condo (facility, surrounding, residents, management, etc).

found that it has the lowest price psf, comparing with its surrouding condo. Looks like a good deal though.

I think major is malay...the major problem is too near tnb transmission line...im not sure the services there...but the paint start to fade off...

quite near to mosque if I am not mistaken..
Rm0.20 per sq feet of maintenance fees, expect to pay RM300+ per month.

still a very good deal at less than RM200 psf.

i viewed a unit in tiara kelana before in block e before i bought the current one; during my visit, it was praying hours, hence, the noise is really loud (from block e); the unit i viewed is about 1.5 sq feet....spacious

since you are willing to buy subsale around there,
better buy shang villa. Freehold!!
the rest around there is leasehold.
Excess in Tiara will be horrible when Paradigm is ready,
shang on the other hand is surrounded by many excess road, left right center also can get you to places when jam.

Hi suanie, I'm a resident of Tiara Kelana at Block D also, good to know a new neighbour smile.gif

Management has improved, previously they only collect the service fee, recently they split it to service and sinking fund so at least we see some of the outstanding work getting done to the buildings. Even though the outside looks bad (they have never repainted the building until now), the construction is solid with good soundproofing and the built-up is spacious. Roofing has also recently been repaired so less leaking problems now. We have 24-hour maintenance for emergencies, any other maintenance needed can be reported to management office.

Facilities wise, the pool is recently renovated and the gym has been refurbished with new equipment and flooring and the card is available to residents for a fee of RM 50. We also have squash courts, basketball, karaoke room, BBQ pits, playground, spice garden, a daycare center, laundry, sundry shop and mamak (currently the sundry is closed as our mamak operator took off without informing management, we have some ladies offering home-cooked food at the premises in the meantime) There are also classes during the week at the multi-purpose hall, Taekwondo on tuesdays and yoga on wednesdays.

Parking is limited, most units are given only one lot, like suanie said, please check with the owner as some units may have more than one lot or none at all. Perimeter parking is RM 300 for 6 months, first come first serve basis and available every Jan & June. Visitors have 20 designated lots to park at.

For utilities, water is given at commercial rate which means we don't get rebate like landed property. This is due to Tiara Kelana being zoned as commercial, which our JMB is working hard on changing. Water bill is paid to management and issued every two months. The title status is still leasehold and strata title is not yet issued but last I heard was that our title is approved already and just waiting for it to be issued.

Transport wise - > two buses go past here. From KJ LRT station, you can take T607 (to Ara Damansara) and that stops right outside the guardhouse. T624 (to the stadium) goes past the mosque, it uses the access road for PJ Sterling so just hop down from there and walk in. Otherwise, it costs about RM 6 for a taxi from KJ LRT.

I would like to seek for advice from you guys as well, since you all know KJ better. I am considering 2 places to RENT (Yes, renting as awaiting my condo to be completed) Tiara Kelana and Kelana Mahkota. I managed to get these 2 places for same price.
I will be moving-in with my wife and we are really looking forward a decent place to startup our family (Yes, newly married couple wub.gif )
I hope I can get some advice ya.

is the size the same?
how much is the maintenance fee per sq feet?
both comes with parking space (important, cos both places also have problem parking)

From external view, of course, Kelana Mahkota looks better, but that should not be a factor...good luck in your venture with your wife!

No probs, suanie. By the way, I talked to Uncle Azmee, who owns the laundromat the other day and he told me that Peggy, our JMB Chairman (very very hardworking lady! biggrin.gif) has planned for the mamak to be turned into a kopitiam-style place. Renovations starting soon and the sundry shop also has been planned to be turned into a salon as we don't really need a sundry much (7-Eleven is at Kelana Square and also looking at the new row of shops next to it that are now ready.)

I'm eagerly waiting for our food place to be ready again...just so I can skip cooking occasionally laugh.gif

you can try to see if they stick on the notice board for outstanding maintenance bills...some managements do that

you can try to "make friend" with the management office's clerk to check with it, if not, it is difficult to find out.....

Are you talking about unit C-105? Note that that is a BUMI lot. Many agents do not know about it and stick notice board every where trying to help non-bumi with the auction process. I went to check that unit and frankly i think it is a good deal. I heard all the outstanding bill is up to RM xxK.

Thanks for the useful info you guys posted here. I'm in the process of finding a unit here for own stay. I like the environment, feel quiet and peaceful.
Few things I observed:
- Price varies from RM 240K - RM 1.0M
- During night time, looks like only 60-70% of the units are actually being occupied. The rest are either vacant, or owner comes in once in a very long while.
- From the outstanding bills posted in the notice board, looks like 10% of the owner are not paying the maintenance fee. Some long due since 1989 and was issued with a bank lelong notice.
- A lot of units are belong to MAA. Heard from the security guard that the number of unit under their possession decreased from the initial 40+ to 20+ currently. And some of their unit are also left empty. Not sure why.
- Maintenance fee is very high. I was told it is about 24cent/sq ft?
- Saw some workers are starting to paint the gate.
- Saw there is suppose to be a sauna room, but i couldn't find it.

As for the water bill, how much is the minimum cost under commercial rate?
Mind to tell how much you guys bought your unit, together with its size, and date of the purchasing? Reason is i'm seeing a sudden surging of the property price around this area.

Mr romance, guess this place is around 12-13yrs. Any owner to verify this?

If u have more than one car, can park outside but once in a while kena saman hehe kidding, guess can rent from management. I remembered those perimeter carparks owned by management. Hehe last time the food at the poolside cafe is yummy

If park at paradigm, going to be very expensive - let say the charge = rm1 per hr x 12hrs (8pm to 8am) =rm 12 per day x 30 = RM 360 per month.....

Mix culture or full of Malay as next to mosque? Most tenant = student?
