 Overdue monthly maintenance fee

Just wondering if the JMB can do "anything" to those who have overdues on their monthly maintenance fees?

On the board, there are quite a number of tenants who have not paid the monthly maintenance fees, and some up to 18 months and so. Nothing can be done to the owners?

Yes there is a ruling that can bring them to court, but most JMB kedekut to appoint legal party.

Not kedekut lar, let say the JMB really want to take action, they have to give notice, send reminder x2 the need to made police report, notify the COB then only can go "sita" the valuable from those owner's house.

After "sita" those 'things' you need to find a place to safe keeping those 'thing' before it goes to "lelong".
if the owner pay the dues and those 'things' found scratch/ broken/ missing, the owner can sue the JMB.

The most effective way still "disturbing of services", imagine your house water tap only dipping water but not flowing water brows.gif brows.gif the JMB can't cut the water supply but can disturb the supply nod.gif

Recently at my place, the JMB decided to disable the access cards of those who didn't pay up. Also, the water would be cut off and a reconnection fee would be imposed. That's good policy I say.

rclxms.gif good that your jmb take this kind of action; they should penalise those who did not pay for months, it is rather unfair to those who have paid....but i think they have a hard time deciding because some of the people staying at that place might be those renting, and those renting the places are not actually obliged to pay maintenance fee, instead it is the owners that need to pay. Having said that, maybe those that rent should deduct monthly rental to pay the maintenance fee?
