I notice there is a development on-going beside Azelia Residence on the old BSD club-house and driving range. Any sifu can enlighten what is developing over that piece of land?

Hey everyone, just signed s&p few weeks ago, is there any owner's group can join?
*
Hello future neighbor! Don't think there is any owner group though, I'd like to join too if there is one. Were you told when is the latest completion date? I was under the impression that it would be around the end of this year but received a letter recently saying it may delayed for up to 5 months due to pandemic. ohmy.gif

Hello there! I scrolled backwards through this whole topic history and couldn't find anything  sweat.gif i guess if there's at least 5 people asking i can set it up  smile.gif

they did indirectly imply to me that it might take longer to complete. Dec last year when I was checking it out the SA told me it'll be done around Q4 of this year. After I signed he told me it should be done by Q4 this year or latest early next year.

From what I read about their track record keeping to project timelines it wasn't unexpected. I do have high expectations about the quality of the finished product tho  sweat.gif

Yeah, ping me once you have the group setup. biggrin.gif

The timeline sounds about right and I'm with you on the high expectation with the quality. thumbup.gif

That makes three of us. Hi there.

Also go shadow their official FB page. Sometime you can find Ativo related updates and photos there. I think it is good for us to give their fb a boost, maybe generate more ONG  whistling.gif and energy there, so that there will be some interests in their upcoming developments, and they keep their next developments here in DA atas sikit type. haha. good for long term value appreciation of our investment  rclxm9.gif

I also received the letter, but I reckon its just to stave off LAD claims. Don't think the delay will be up to five months, since according to their Facebook update, they've announced they already topped off months ago. It is also understandable there is delay due to the 2020 MCO.
All the while they've been on time, and always get the letters notifying I have to service more and more for my loan  biggrin.gif  . I reckon it is now they're at  finishing off the interiors and facilities. If that's the case, I prefer they take all the time they need to make sure they keep to their quality fittings and finishing pledge.

The deals means our units are almost 80% furnished, if they cut corner just to rush it, not going to be good for us.

During their last Ativo gathering, they had announced DA Annexe should be launched around this time. But I judging by their past patterns, and the weaker market, don't think its a good time to launch. And the MRT pun belum siap. So bets are they will delay Annexe too.

Did anyone get news they're have something coming up with their old (new?) Idaman Hills low density bungalow or villa development. They've asked if I am interested

Speaking of MRT, apparently phase one will start operating starting July this year which is pretty close (can take train to Kepong to cari makan laugh.gif ).

This view also cool. I am keeping an album

In a way, it's a recognition of the people behind the construction and fruition of ATIVO SUITES

P.S. by the way, these aren't official TA photos, just downloaded from public photos or photo journals of a (quite aspirational) migrant construction worker, others from an engineer, and another from a site safety officer. So, I reckon the construction work is quite good or at least organised from reading these casual, unbiased photos. The entries logged quite a number of positives, like technical training sessions for the workers, engineers running quality checks, safety officers doing their duty, all fine and dandy. And positive vibes too from the construction worker, so it's indicating a lot of positives.

That's quite an album you got there thumbup.gif I think I came across some of the photos (or the aspirational worker) while randomly searching for Ativo Suites in FB before biggrin.gif

Apparently this is the vendor of the smart home system that Ativo Suites will have, anyone heard or them? Are they good? 🤔

Good info reveal, now, the onus is if the scope of the smart home services provided by bluguard's Z-Wave allows me to easily integrate and expand the smart home with other devices DIY, https://bluguard.com.my/z-wave/ which seems to be app (main smart devices control dashboard) controlling the pre-installed devices in our units.

Curiously, the FB post mention ✔️Digital Door Lock Control as a separate entity from ✔️Z-Wave Smarthome Device . Logically, it should be separate, since  ✔️Digital Door Lock Control  is access (security) while ✔️Z-Wave Smarthome Device is individual home smart device command and control

Now, off the cuff, my only concern is whether ✔️Z-Wave can be integrated with smart home devices from other brands. Since bluguard have limited smart products . It will be great if bluguard Z-Wave uses one of the international interoperability standards such as ZigBee (partners include xiaomi) or Smartthings (Samsung and partners) -  this one will have to find out

I am curious to know how they implement Samsung's smart door lock device with bluguard's ✔️Z-Wave or is it two apps/two systems
Ideally, the best scenario I want to see is that Samsung smart lock device inhabit the same  bluguard's ✔️Z-Wave system, then I will know how interoperable and integrated-able  bluguard's ✔️Z-Wave is

One good point is that  bluguard's ✔️Z-Wave is locally based and sourced. Smarthomes are notoriously technical. Some are really simple,. like my home is fully Xiaomi, with automated blinds, all lights control, color changing bulbs, security cam, baby cam, smart voice assistant, smart vacumm, smart energy monitoring, even my 30 year old auto gate can be controlled with my xiaomi mi home app as xiaomi makes a programmable radio controller device making dumb device into smart device. ..... so I value interoperable and integrated-able

the above takes a lot of tinkling, patience, user knowledge base and practically no support - I have had 1-2 of headaches (nothing major, but short term frustration) after xiaomi hq implement updates - no guarantees - since officially most of the xiaomi devices - have to wait until the bugs are ironed out or some wizz kid figures it out and place it in the forums (user knowledge base)

Samsung smart home is similar. https://www.smartthings.com/products They are trying to build an international alliance for interoperable and integrated-able - but most devices are limited and inspiring and SUPER PREMIUM PRICED - I can make much more and get much more with the same money with a home smart devices with Xiaomi, even my xiaomi smart bulbs are Philips-xiaomi collab

too bad no real xiaomi support outside of China and East Europe. For years I was trying to make it a reality with partners in China but the official Xiaomi distributor here is a major hurdle (if you know what I mean) - they primarily want to sell phones to make fast money - but still they deny others in any way they can - and I don;t have enough guanxi and deep pockets to dislodge them
anyhow, I'll see if I can cajole bluguard to find out more about this ✔️Z-Wave. I had my worries with Samsung Smartthings because their products and partners are so overpriced. It would cost a fortune to make a real smart home. I could get a samsung semi smart fridge or a somehow smart tv, or maybe their overpriced lights and temp control, but that it. Samsung just doesnt seem to have the imagination or zeal for a real smart home', compared to Xiaomi's attempts and real world product spread
P.S. (added after the fact) ZigBee and Z-wave are two standards. SmartThings work with both Zigbee and Z-Wave. So maybe the Samsung Smart Lock can work inside bluguard's Z-wave
*
I share your sentiment on the interoperability, will be nice to know if these Z-wave thingy could be integrated with Google Home as well (I'm quite invested in Google ecosystem tongue.gif )

So....according to this, Annexe retail podium should be 2018 (done by now)...and the serviced apartment launched by now. It is already the 1st quarter of 2021 now.

https://www.thesundaily.my/business/ta-glob...-year-EC1026565

According to this website, Annexe in 2020 (covid came so yeah)

During the virtual launch of DA Square, they mentioned Annexe by end of 2021..and the entire master plan to be done in 10-15 years (not sure how many times they have repeated this, or how they define 10-15 years ? from which stage onwards)

user posted image

And now according to this source, 1st quarter of 2021, another delay..so i guess we will never see Ativo Annexe or the rest of the master plan. i will probably be in my retirement age by the time the master plan is done..(or maybe not).

Hopefully I’ll get to see Ativo Annexe become a reality while I’m still living there 😄
