Dear all, I was informed the Coral's last phase will be at RM368,800 when I called them last week. Ask why like that, they say now got Jaya Jusco, Chinese school, also got the road widening and flyover from toll. Congrats to all the buyers of early phases, as I foresee Emerald will be a shining star in the near future.

QUOTE(ferinkx @ Feb 23 2011, 08:40 AM) Rm360 for disbursement? i was ask RM480?? fuhh.. why the different ya? Rm360.00; Rm380.00: or RM480.00? By right, the lawyer should mention the disbursements amount in their letter instead for them to inform the buyers on the phone! Now, very "confusingh" lah!

QUOTE(mcken @ Feb 24 2011, 04:14 PM) What was the early bird deal? I can see on STAR advert that min price is 388k. Can anyone confirm? If 20k rebate, is that we only pay 10 % downpayment - 20k or 10% (388k-20k)? Thanks For the first phase buyers, intermediate units were selling at RM318,800.00 and after discount of RM20,000.00, the nett price is RM298,800.00 and that time was around Christmas 2010.

QUOTE(cwahtai @ Mar 4 2011, 12:45 PM) Hi, I bought my semi-d (amberly parkhome) at RM578.8k during its phase 1 launching last Oct'2010 and get a 42" Phillips LCD TV (lucky draw from Hong Leong Bank's Housing Loan). The price rise up to RM600k+ now mainly due to the new SJK © Emerald and Jusco. You very lucky to get free TV. Which type Amberley you bought?

QUOTE(bklim8 @ Mar 8 2011, 05:06 PM) OCBC - BLR - 2.4 but semi-flexi. MRTA is optional Public bank - 1st - BLR - 2.50, 2nd - BLR-2.45, thereafter - BLR - 2.40. MRTA - minimum 10 years Hong Leong - BLR - 2.35. MRTA - minimum 5 years. I heard that Standard Chart offering BLR - 2.5. Is it true? OCBC and Hong Leong already approved my loan. I am still waiting Public Bank approval. Anyone tried HSBC Bank? There is a branch in Sg. Choh, Rawang.

QUOTE(Viyin @ Apr 22 2011, 04:20 PM) Understand from the lawyer, they will try to call some owner who already got the land tittle approved to sign the document to change name. I had pay almost RM6k. The calculation should be: First RM100k x 1% of housing price and RM500k (If not mistaken) x 2% of the housing price. The lawyer will calculate for you when you make the payment. Viyin, thanks for the feedback. Just wondering can this transaction be delayed a bit because to pay the RM6K/= now is a bit problem. Also, any effect on the lending bank.

QUOTE(ferinkx @ Jun 28 2011, 08:34 AM) Last time I bought TOPAZ and sold it after completion. Recently I bought Coral (Phase 2). As long as the price is appreciating, I have no problem with the chicken farm. Take Desa Coalfield for a case study. It is indeed a 'buyers market' now and for the next few years before the next financial crisis hits us. Wait until the Chinese school open and that time you will regret your decision on letting go property around this area. Don't judge now, just foresee for another 3-4 years. Just my 2 cents for those who have no idea whether to buy at emerald or not. javascript:emoticon(':D') Guess you are right, let us all be patient and not to worry too much about the chicken farm. If the smell is really very bad and affecting the livelihood of the surrounding residents, I think by now there will be a lot of news about it. Anyway, just went through the "Coral" brochure and on page 3 saw this comforting caption: "Imagine, waking up every day to a refreshing environment".

QUOTE(hman @ Oct 13 2011, 12:07 AM) Anggun 1 subsale price is asking about RM 850k. Should buy it or wait for Anggun 2 for more bigger land and buildup size. But worry price will increase above 1mil once it is ready. Please advise Heard that the coming launch from Guocoland will be after the completion and opening of Jaya Jusco, and their indicative price for DSL will be around RM500,000/= (intermediate) because the current selling price of Cassis is already above RM400,000/=. They will also be launching superlink houses and will be priced above RM700,000/=. Maybe you can check with Hong Bee Land about their upcoming launch. Wish you all the best in your final decision.

QUOTE(Chris Chew @ Dec 31 2011, 03:05 AM) 560k now. Wow. Rawang!!!! Anyway, I still believe if any buddy really looking for good landed btw Sg Buloh Rawang or Selayang, Emerald West is really a very good buy, much better than M Residence and Saujana Rawang. There is more to come! Heard a new showhouse (24' x 80") is being built at Emerald and rumoured to be priced at more that RM700,000/=.

QUOTE(masbruno @ May 4 2012, 11:48 AM) I have been hunting for a good surrounding, good accessibility, not-overpriced & not too far from KL landed property for a long time After searching high & low, this is sort of love at first sight, thus i am not hesitate to commit. Taking into account its surrounding current & future developments. I just go with my gut that this part of Rawang will have good potential, if not great Yup, it's just next to Amberly. The entrance is facing the golf course/park, whereas Amberly's entrance is facing the Chinese school. With simple things like that, it's what i called a good township planning.. Just in case you need to know, i never have the thought of buying a house in Rawang. But i did.. Value for money!

QUOTE(mcken @ May 22 2012, 02:17 PM) http://www.propwall.my/rawang/emerald Added on May 22, 2012, 2:25 pmbut i believe ebony should fetch higher price as coris is selling from RM480k...it should be selling at rm500k at least which has the same size as coris. Lot size is same i.e. 22' x 75 but built-up for Coris is 2,243 sq. feet whereas Ebony's is only 1,750 sq. feet. Also, have to consider that subsale buyer for Ebony have to pay stamp duty on the transaction and legal fees for S. & P., and only advantage is not having to wait for constuction period of 24 months.
