for me, type A would be what i would choose as there is no common wall running alongside except right at the end where the utility room ? share a common wall so its like a bungalow of sorts. Secondly not too much climbing up and down for the stairs as A type is on level ground.

The area is actually quite nice and its very near to the NKVE so access to KL is not that bad..the roads need to be widened though.

what about the semi -ds? not selling that well as compared to the terrace houses due to entry price of about 600+K?

My friend adviced me to get A in terms of flat and the dining room looks bigger if compare to B because of staircase.

i dont like too many stairs for a house for one..and yes, the dining room is bigger for A. Also due to feng shui - flat land. Yup i also like the "illusion" of a bungalow and no common wall running along the length of the house....

Type A is all sold out..including the one across to the TNB power box..think that was the last one that was sold..no.9

was told the golf course is under utilized...only 9 holes so too small to generate much interest...agree that they must maintain the greenery. and if its
replaced by a park, then definitely good news indeed for residents and recent buyers.

Check your booking form issued by developer - there is a deadline stated for the signing of S&P..usually about 3 weeks from booking date..

Cassis is "open for registration" - actually you can also book on the spot if you want as i saw some bookings have been done..
Price from about 400k onwards..20 x 75"..."rumah panjang"...

wow.thanks for sharing the update and pics..

the size of this jaya jusco is huge and with the cinema coming on board, it is indeed great news for those who decided to buy into this area esp emerald west and east ..the road infrastructure which is going on is much needed as currently with the fast development being undertaken in this town, the traffic is getting heavier by the day literally!

seems the completion of amberley will be a little late..due to the delay in the tender process.not sure whether other developments ie terrace houses
will be affected as well..anyway, jaya jusco is scheduled for completion end of this year..building works are running 24 hours! this is a huge development indeed...the size is monumental to say the least.

Hong Bee will be launching their semi ds soon starting from around RM900k to 1 mil.. thumbup.gif

the SA said a "few months but not sure"..so actually if translated means tak tahu..

its probably too early to have a definitive timeline for completion nor could they say precisely how long the delay will be...

They will call you once the letter is ready and you have to collect it at their sales gallery in Rawang..
Person in charge is Seth..

anyway, got my letter on 29th Aug so have to collect TV within 14 days - call the supplier he said oh..have to check if there is stock..one week later
still no news..called again..oh he is not around and wont be back until next week ..my "deadline" as given by Guocoland is this week...apa macam lah..

So called Gallery - spoke to one N woman..told her my predicament - she keep saying you have to call him..i said -yes i have called him and he said have to check if got stock..so far no reply from him as to whether there is stock or not and deadline is besok..her reply macam robot - you have to call him she keep repeating ...aiya..then she said go to the shop to collect.. i said he already said have to check if got stock or not...vomit blood lah:furious:

in terms of location and access , Emerald is very near to the toll so getting on to the highway to get to KL or damansara is much easier..
