Wanted to buy but I called up last week and the SA told me all 2.5 storey (Both type A & C) sold out. Only left the 2 storey x 1 unit which is facing the TNB box(type B 26x80) at RM838k before 30k rebate. Although lousy "concrete" car porch (some claimed), yet it still sold out. The best part is the SA told me the maintenance fees is RM200/mth. RM80 for the guard and RM120 for the gardening! Gardening is more expensive than the guard!!! I wonder how many time the gardener will turn up in a month to do gardening compare to the guard which will be there 24x7.

Overall the guardhouse is not bad, at least in the middle of the road..
the thing they should do is change a better window..

They can spend $$$ in their Emerald Gardens launching carnival include helicopter rides, Shanghai Jazz performance and a fireworks display but can't provide a better looking guardhouse to the purchaser that is so funny!!!   

OK, just submitted my comment. Request them to build a more advance guard house as well. I don't hope to open my car windows every time I go back to touch the access card sensor in order to access the area. Something similar as smart tag.

There shouldn't be any worried whether guardhouse and fencing will be provided.

I think Emerald Garden is not a true blue GnG development, cannot used auto gate with access card..only can use manual. I think that is also the reason why the guardhouse is so small because technically not allowed to have grand guardhouse. Also, not allowed to put up proper fencing. You guys must understand what you are buying into. Ask the developer if not sure.

Already asked M Residence buyers, they are getting auto boom gates & access card for their guardhouse access
Guocoland still give EW buyers manual boom gates with car stickers? Are they stuck in the funky 80's? 
Btw I think Coral & Coris buyers can take Guocoland to the Home Buyer Tribunal for misrepresentation

I just gotten the acknowledgement email from Guocoland. But judging from the latest GP, things are heading south.. In any case, hope to get the facts correct, no more ambiguity and hence we could have more constructive feedback/ info from forumers in this forum. For those who would prefer perimeter fencing/middle-of-the-road guardhouse/auto boom gate, you may want to consider developments that are under Strata Development. Karisma Hills @ Bkt Serdang is 1 example. Or you can get the existing development that are not subject to the latest GP. Otherwise to the extreme end, please ask the Govt to amend the rules.

If we can't do anything with it, the focus should then really be safety. Propwall has low security rating for Emerald project.

I am 100% with you. This is outright deceiving. This is the most stupid and pathetic answer I have ever heard. So they are saying that they can give you a house without toilet... because everything in the brochure is subject to change.

Anyway, there are ways for you to voice unhappiness.

Make sure you keep an original brochure as proof. If you have any other publication / announcement, keep them. Gather a group of owners and send a new petition. Before this, do some home work and consult a lawyer. I am not a lawyer but I believe you have a very strong case.  Guocoland has to show prove that they have indeed submitted the original design ( as per the brochure) for approval. They have show prove that the authority reject this design and that is why they have to come out with the alternate design. They have to show proof why the original design has to be changed and so on... you can demand answers ...sometime you need to play hard-ball.

If they still give you that stupid answer, then you file complaint to the housing tribunal. You need a big group of people .. the more the merrier. You can do this even after the VP. This is because there is some 5% ( if I am not mistaken) retain with the lawyer. The money can only be released to the developer after you sign the final acceptance.  So if you can gather a big group of people...5% is a lot of money to the developer.

But I do hope the developer can redo the window and make it better looking.  It is good for their reputation ..after all, it is loose change for them only...make RM 9 million profit last quarter 2012.

Demolish it, re-submit a new design plan to authority & rebuild ah. Still need to teach how to do?

I heard they are going to lauch their Jelo-Lot Bungalow soon, so I wonder who will buy into Guocoland bull story anymore.
Unless they can do better than give stupid excuse, I think I better choose M Residence lah in this case because I feel Guocoland, unlike Mah Sing, don't give a pooh about their valued customers.

So sad I have to forgo this beautiful & strategic location because of some idiots making idiotic decision for Emerald West. 

Totally agreed... i hope Coral & Corris owner can establish 1 group to bring up this issue to the developer management. If we just send email to their customer service, we will getting the same stupid answer again & again from Public Relation Department. I believe someone has to initiate something.

Guocoland is planning and targeting to become a high-end products developer, from the zero lot price tag already shown their ambition.
But do u think they are ready to become a high-end developer?

Take EG for example, I heard that there are many complains from their existing buyers Yand the developer is not accommodating. Guocoland takes their own sweet time,  "turtles steps" to respond.
