Wow, this way the developer making easy money, but looking at several places that use this kind of concept e.g. Kota Damansara, Country Height, etc. it is more cons than pros.

why did you say so? mind to elaborate?

i thought it was a great idea to give home buyers an opportunity to "express" themselves how they want their dream homes be, instead of buying from brochure?

of course, only applies to those that have "made it" or have easy access to top level corruption, one way or another.

BeanCounter,

Like you said opportunity to "express".. the question is when? after those lot buyers have purchased the lots, they are not going to start immediately. so the potential scenario is like this..Lot 1 and 3 have completely built their "dream" house. Lot no2 still vacant lets say for 2 years etc... and become bushes and mini zoo or else just remain vacant.. get it?
all housing estates shared their own set of problem, be it links, SMds, bungalows or own built bungalows.
you think if you buy ready made bungalows from developer, it will be "problem-free"?

the key question of buying any properties is still is "buying the right property" at the right location.
the rest.....no eye see lioa lah.......

in life, there are many things you can't choose, your date of birth, your surname, your parents and your neigbours.....

if i got money, I will certainly build my own abode. worry about other things later.

was told that home lift can be serviced once every 6 months.
not sure about cost but I think (cant be verified) about Rm400 each service...

but I think unless you have some handicapped person in the house, otherwise rarely you will use lift just to go up and down...

I've seen the flyer before, 2.5 storey strata superlink 850k if not mistaken...
*
you sure its strata titled superlinks?

the reason I ask is when the whole masterplan of emerald west garden is individual titled, its pretty hard to convert some portions as strata title. beside heong leong is not known to be good at strata titled landed.

I would assume the strata link will enter through different point.
By the way, I did not even seen the guardhouse for The Rise when visiting the showhouses on actual site....
*
Correct me if i am wrong...
Under individual title in current building code .developer isnt allowed to build the guard house and fence up the estate until the units are vped and obtained ccc.

Land of each bungalow is quite small for a bungalow. That's why they can fit in more in that area.

there are three types of bungalows (fully detached):-

land under 5000sq
land between 5000-10,000sq
land above 10,000sq

Lift u dun need monthly maintenance. Every 6mths will do.

Pool yes...ideally weekly...or at least once a month if you or your maid do the periodical cleaning.
