QUOTE(moonmoon1985 @ Feb 19 2013, 11:56 PM) Aiks, my secret passage exposed! Pray Pray... Please fence up nicely before move m..... Haha I like going down from the hill as it feels like roller coaster but guess it is just a temporary access road pending construction of the nearby phases. Haihh now that the 1st batch S&P is due for VP latest early next month, Coral owners must be very anxious out there and could only hope for the best from guocoland... We need a safe and guarded home. |

Looks like they definitely going to be delayed as noo way they going to handover before 18 March. How the compensation calculate, even days they have to make the compensation? Without fencing can we choose not to accept the handover? |

QUOTE(limfgn @ Apr 11 2013, 01:59 PM) Hey moon2, Owl is rite, delaying collection is not a wise move, the developer have already done their due diligence by send purchaser a notice for VP, like it or not VP is consider have been taken after 14days from the date of the notice. The developer is not bound to contra the LD from our outstanding amount due. Paying the outstanding amount and developer paying LD is two different thing, so not paying the outstanding amount/ not collecting the Keys will only get you into more trouble, under the law everything is about due diligence, so we have to do our part first, if we were to pursue for any future claims, if not we will automatically waive our rights to certain things. And after reading the S&P it seems like the developer will have until VP to inform purchaser about the LD. Correct me if im wrong. Just my 2 cents. Others, might have different opinion though. Anyone hear anything about the LD? I called to guoco about the LAD and the "outstanding amout" that we need to pay before collection of keys, and also reading back the S&P signed. As what i understand, security fee, deposit.. etc. is a must to pay before the S&P signed which is agreeable. On the other hands, for LAD, according to the lady, i can use it to contra with the "outstanding amount", during the day of key collection. I am only require to pay whichever outstanding after deduction or waiting Guoco to repay for the remaining. |

We will have to atleast have to know what is the LD amount and agreeable with that particular LD amount before or during the day we make payment. We will nd the receipt of payment for collection of the keys (as inform by the person incharged). But I have not being inform on anything about LD to date. [/quote] According to Mazlina, she had ready a letter for us to sign for the LAD. Payment works two ways. 1. Sign LAD during collection, and they will give us cheque in return or 2. Contra from the outstanding. Anyway, need to call them like few hundred times or being diverted and transfered only able to catch up with this lady. |

I collected my keys , was really dissapointed with the defect in the house, and those messy and "cincai" jobs completed by Guoco.
Imagine, all piping is lying outside of the roof, which so ugly and unacceptable. Lots of work and renovation needed for the house might ended up paying above the house value. While walking along the houses, saw few houses stay hanging to sales/let houses, that really terrifying. |
