Hv been looking at the projects at rawang, emerald, anggun and m residence. For the purpose of investment, which project is a better bet?

Yes, Annual Report is a good source. I have read their latest Annual Report 2012 (June).  There is no mentioning of any pending court case.

The same report however mentioned their next plan for Emerald. See below :-

Anyone fancy bungalows? Their bungalow in Amandarii Kajang starts at 1.7 M but the built-up is huge ....> 5000 sq ft.

By the way ,I am in no way connected to Guocoland or any other developers in Rawang. I am just another potential buyer. I also did a lot of check on Hong Bee and Mah Sing. I like to have all facts before I invest my hard earn money.

Sorry , I cannot comment on all development in EW.  I only did research on EG as this is the project that interest me. (along with Anggun 2 n 3) .  When EG was launched, this was splash all over the news and media --> " 24-hour guarded homes with perimeter fencing ".

Of course it is unknown how the guardhouse looks like and what sort of perimeter fencing will be provided ... This is probably the only reason that stop me from putting down payment. What if end of the day, the guardhouse is 'cheap' and fencing like 'chicken farm' type ? I am also trying to see any other people have some inside information about these. Some said the guardhouse must be at the road shoulder. Some said no fencing is allowed. Some said can have access card and some said cannot. I tried asking the SA. They were not sure either. So it is very confusing. So I have decided to step back a bit and see what they will do with Amberley. This will give me a good indication.

I have received their feedback. They said the design already approved by the authority.  Pertaining on picture in brochure, they said not exactly what we will get, subject to change. So easy the answer, like im a primary school student.

My view is if u showed us BMW, dun give us Proton Saga. Honda still ok right?

I am 100% with you. This is outright deceiving. This is the most stupid and pathetic answer I have ever heard. So they are saying that they can give you a house without toilet... because everything in the brochure is subject to change.

Anyway, there are ways for you to voice unhappiness.

Make sure you keep an original brochure as proof. If you have any other publication / announcement, keep them. Gather a group of owners and send a new petition. Before this, do some home work and consult a lawyer. I am not a lawyer but I believe you have a very strong case.  Guocoland has to show prove that they have indeed submitted the original design ( as per the brochure) for approval. They have show prove that the authority reject this design and that is why they have to come out with the alternate design. They have to show proof why the original design has to be changed and so on... you can demand answers ...sometime you need to play hard-ball.

If they still give you that stupid answer, then you file complaint to the housing tribunal. You need a big group of people .. the more the merrier. You can do this even after the VP. This is because there is some 5% ( if I am not mistaken) retain with the lawyer. The money can only be released to the developer after you sign the final acceptance.  So if you can gather a big group of people...5% is a lot of money to the developer.

But I do hope the developer can redo the window and make it better looking.  It is good for their reputation ..after all, it is loose change for them only...make RM 9 million profit last quarter 2012.

Go go go  Home owner deserve better, if you compare to the older development in Emerald, those houses cost as little as 150k but bet their guard house is better then this....

Now 2012, more then 300k, getting a smaller and wors guard house???

Anggun 2 semi-d ... Nice design. Emerald - design normal only, but more space and trees. M-residence - modern and nice, but, location not good enough. Hard to chose ... Right?

Yes, a lot of things are happening but not 100% sure it won't go wrong, especially after seeing the 'pondok guardhouse' for Coral.

I received the 'Taksiran Tahunan' for my Ebony home. The rate is at RM8.60. The notification also mentioned that we are allowed to write an objection to MPS if not satisfied.

Is there any Ebony owner or any resident in Emerald West in this forum can advise whether the rate is normal or high ?

From Rawang, which destination require you to use PLUS then DUKE then Penchala Link? If need to go Ampang, what is the best way? How about going to PJ old town area?

The local councils cannot approve if the farms are to be allowed to exist. It's very unhealthy for  humans to live next to a chicken,duck or pig farm. Imagine the smell! The dust from dried chicken or duck shit is very dangerous to our lungs.

If they don't move the farm by the time they hand over the keys,all Cassis purchasers can stage a protest outside their sales gallery,call the TV/radio stations,the papers,and all the internet news portals. Take them to see the farm. The media are dying for such sensational news to sell their papers and get more viewers/readership while the developers are scared stiff of bad publicity.

Purchasers have a right to get what they paid for and what was promised. If they had not mentioned the farm while selling that particular phase purchasers can accuse them of misrepresentation. They are lucky I am NOT a purchaser of Cassis or I will organize public protests so that they listen and know who they are dealing with. I'm not the type to take anything lying down LOL. Keep hankering until they kow-tow. Individual complaints will be ignored. They are only afraid of vocal groups and the media. Get the media,esp the TV stations. Private is better bcs they want sensational NEWS. No need permission from the police bcs you aren't protesting against the govt and since there are many and the protests are done peacefully they can't touch you.

I was there for lunch just now, in the half an hour I was in Mc Cafe, the cashier is taking order and serving food almost non stop, crowd ok la, inside table is almost full, outside still plenty of table, many of Mc Cafe/Mc Donald Malaysia team seems to be in store, witnessing the opening crowd flow etc.
