Flora Green is the nearest condo, look OK not so 'run down" 
standard built up 1,782 sqft , quite big, maintenance fee RM600+!

if i'm not count mistaken, half of the UTAR student(4k-5k) able to conquer most if the condo in Sg Long.
Of course I assumed only 50% of each condo try to rent out only.

The maintenance fee of Flora condo is very high!
Now only Greenview still able to see some unit let go less than 450k, but car park is a big issue. If you park outside, walk back to your unit is a very good exercise to slim you down!

Not many places have 10,000 strong students tenants let you choose, sure ong lah Bandar Sungai Long especially apartment/condo near by.

According to wikipedia UTAR has 23,000 students in 2014, let say 40% move to Sungai Long already 9,200 students.

Don't forget, UTAR students number growth at least 3%to 4% pa

By 2015, 9,200 will become 9,500 students, let don't forget UTAR staff and lecturer cum their family. 9,000 new tenants is a pretty conservative figure

the small piece of land is actually just outside the guard post of the condo, and the land in between the road and Sejati Villa actually given green light by MPKJ to clear and convert into parking lots, but residents are reluctant to pay another RM100 for 1 year to accommodate the construction, and the management has since then rent out all the car park bay to earn some money and chase away those who park their 3rd, 4th, 5th car for free at the parking bays, some cars really never move after 3 years

my friend's sister rented one at palmwalk, behind sg long hospital, the rental i think is 3K per house, i think around 10+ people stay in it , if condo renting at 2k+, sure there will be more than 10 persons stay inside
