i am the agent from TYL land & developement sdn bhd, carry Project L'Marq to look for prospect. 016-2455 249. For all brother sister opinion, how do you guys find L'Marq SOHO and the location in Pelangi Semenyih. Is it worth it to buy a unit where the build up is small and the location still with plenty of land around ??? With my existing client to made a booking, it is not about the property spec or place but the ticket size to entry...

IMHO, Soho and studio really2 depend on location, golden triangle area more convincing to invest..I won't buy soho in Semenyih or Rawang.

that was what i thought too but my view has changed over the years - in KL, soho is still not widely accepted even in city centre so what chances do they have in the suburbs..?

I would prefer to buy 600 sqft with 1+1 room rather than 600 sqft soho.

true...soho n studio units are getting rental from 1.8k to 3k...but its in ampang and kl centre area.

unless ur soho bought in semenyih for 100k onli i dont think pipu will pay that kinda rental..

it is stated in the SNP...u can see the schedule H...its a requirement under the housing development act (HDA)

If sovo dont have that

Im banker, i'm dealing with many type of SOHO is without HDA wording. There's no link i could provide, but i can specific out one of two soho that's consider as commercial max loan margin 85% and loan tenure max 25-30 depends with bank, one of the example is Cyberjaya The Place their SPA is without HDA wording, and not entitle for 95% loan margin 35 years tenure, Another one is COVA Square SOHO in Kota damansara also without HDA wording,

So there's info in this discussion thread all SOHO is with HDA is mislead info which is not accurate.

Can become house office, can have commercial activies. but depends on the SPA have stated HDA or not, Some doesn't stated HDA wording.

i took the liberty to find it out for you. Just look at the Housing Development (Control and Licensing) Act 2007 section 3A and then you will understand why.

SOHOs are properties with commercial titles, but are also afforded legal protection from the Housing Development (Control and Licensing) (Amendment) Act 2007 (HDA).

The Housing Development (Control and Licensing) Act 1966 Section 3A basically states that the minister may “from time to time, by order published in the Gazette, prescribe any type of accommodation to be a housing accommodation. In the event of any doubt as to whether a housing accommodation falls within the meaning of this Act, the Minister’s decision shall be final and shall not be questioned in any court”.

In addition to this, according to Section 3 of the Act ‘housing accommodation,’ “includes any building, tenement or messuage which is wholly or principally constructed, adapted or intended for human habitation, or partly for human habitation and partly for business premises and such other type of accommodation as may be prescribed by the Minister from time to time to be a housing accommodation pursuant to section 3A.”

This means that should the SOHO is used for accommodation then it will indeed fall into HDA, the examples that you mentioned is meant for the SOHO to use as office premises and workplace more than a full fledge residential hence these SOHO are not entitled to be included in HDA.
