Anyone staying in Menara D'sara? Any comment?
This is a 10 year old condo...if the unit is 1130sf, selling price is RM200k, is it worthy?

There are many condos or apartment who had accident happen. If something from the external building fell, then we have to consider carefully. I did not experience that firsthand, I just know it was a male swimming trainer @ the condo... I went there and check... the block in front of the + junction with traffic lights is really noisy.... The block facing the junction still have many empty lots... so no worries you can't find.... Again, someone here mention a good thing... Regardless anything fell down from high, if you think it is cheap price.... just buy lo... But bear in mind.... 1) The building is over 10 years 2) Any lift change, will cost between 150k-300k per lift.... so share minimum cost.... say one family pay 5-10k???? 3) Inspection for the safety of the building over 10 years? This is what might happen soon... and the cost to enforce the foundation of the tall building might cost 10-30k for each unit.... I just share opinions only... you can accept or not... ok??? |

I am only starting to get into the property scene... my aim is to purchase a medium-cost place and well it seems VERY HARD to find something below 200k with a freehold status and a rather decent quiet area so near PJ/Damansara. Our family is currently in a low cost flat so anything seems 'much better' than whatever condition we were in... but not knowing much about high-rise living, I wouldn't have taken into account things like lift maintenance and foundation reinforcement works! My mother didn't feel good in the unit I viewed... she claimed it was in too much of a terrible state (even though I have told her there is such a thing as 'renovations'...but well..... need to find other options now lor.... |

Currently I m also looking for condo/apartment in BSD, budget will be around 220k. any recommendation?
I visited to Paradesa Rustica and the environment is nice. bt heard tat there will be a high rise condo project jz nx to it. Is the project still going on? and i heard tat landslides occurred ter and car park will be flooded during rainy season, is tat true? anyone know abt this? |

Hi.. I'm a owner from Menara D'sara... Bought a unit here 2 years ago... I searched around PJ and sri damansara area for almost a year before I decided to purchase the current unit that I'm staying now... No regret so far Basically I like the mature township here in bandar sri damansara (on the bandar sri damansra golf club side), and most importantly this area is solely for residential purpose only... Not many heavy vehicles running around... and the road condition is well maintained.... Amenities are adequate here... Mc D, Domino, banks, pos office, schools etc.... there's a police station next to it..... I would say the facilities here are relatively well maintained for a 10 years old condo.... the external paint of the condo is still in good condition, and it looks nice at night with the lighting.. Density here is very low, total units is only 400 something if not mistaken.... The community here is not complex due to low density... mostly owned or tenanted by well educated people.... cozy, queit and it's a good choice to own one to stay.... I think it should fetch more than its current market price now.... noticed some units are available for sales from 170k to 210k, depending on the size of the units... which is not much appreciation compared to the initial launch after so many years ... not sure why.... Anyway, do see some gradual move recently... some are letting go at 175k to 180k compared to 155k to 160k 2-3 years ago... |

dun think rental is quite high...
basically, dunno enough to cover installments or not.. depending on how much u gonna put in for ur deposit... |

I went there at night to see a unit , but tenant didn't want to open the door coz she said owner didn't tell her people viewing the house

L&G to develop RM1.5b project in Sri Damansara By Kamarul Azhar of theedgeproperty.com Thursday, 11 August 2011 12:09 PETALING JAYA: Bandar Sri Damansara developer Land & General Bhd (L&G) plans to step up the development of its remaining 67 acres (26.8ha) of land in the prime township. The first of these projects will be a RM1.5 billion high-rise residential development on a 42-acre site to be launched by the end of this year, according to its managing director Low Gay Teck. To be built over four phases, the project, code-named as "Meranti" as it was located along Persiaran Meranti in the township, will consist of 2,800 units of three-bedroom condominium, within the size range of 1,300 sq ft to 1,600 sq ft. According to Low, the product is mainly targeted at home buyers, as its design and features will incorporate practicality and functionality which serve better for family's use. "The condo units are designed more for a family's day-to-day use. We have actually put up a very practical and very functional unit layout of three bedrooms with a large balcony. They also come with a full list of facilities," he said, adding that some features such as a jogging track, tree house and cabanas will also be provided for the enjoyment of the residents. Low said the 42-acre site will not be fully developed, as the company plans to retain 50% of it as natural greenery, and will incorporate it into the development. L&G has not finalised the pricing of the condominium units yet, but according to Low, they are looking at around RM500,000 to RM800,000 per unit. After Meranti, L&G will have 25 acres left in the township, which the company plans to develop into a mixed integrated commercial development, Low said. No idea about menara damansara but am quite familiar with that area coz my in law stay in sd near the club house, its a nice surrounding with easy access to LDP & NKVE. if you're looking for condo around rm200k you can check out the other side of SD e.g. SD5, a bit deep near Mc Donald there got newer subsale unit but traffic could be a headache coz need jam until the main road.

I quite like Sri Damansara area, can't get cheaper freehold property within my budget of around 280k! 280K is a bit high for old condo which is > 10 years, but I don't have much choice with the current property market, the new property all selling at crazy pricing !!

What do you mean by low rise?
Menara Dsara block C & D is from 1st floor to about 18th and have lift....but block A & B is walk up apartment, 5 floors. |

Menara Sri Damansara condo market price is over RM400,000 now , I believe it will touch RM500k easily once Azelia Service Apartment is completed March / April 2014.
My friend was telling me that his friend bought a studio @ Azelia <=600 s.f for RM600k @ launching . No Jokes If they bought RM600k to RM1.5m, i guess they will need to RENT OUT for at least RM2500 to RM4500 to cover bank installments. Thus, I believe both market value + rental of condo of Bdr Sri Damansara will shoot up due to Damansara Avenue development within Bdr Sri Damansara. It has great potential to become the next Desa Park City (Damansara Avenue is just 5 min drive from Menara Sri Damansara, is Developed by TA Global + where Ativo Plaza + Azelia Service Apartment is situated.) Rental wise, Menara Sri Damansara condo is calling for RM1700.
