so u can expect a big premium on their REITs due to popularity.

probably low yield ~5.5% but capital appreciation from IPO + 15% above

added more arreit yesterday at 91.

any further drop is an opportunity but i feel currently the price is being depressed at 91 tongue.gif

the tax structure is different for REITS,
but for us layman, it's 10% withholding tax generally.

i remember the wise words of cherroy when i think of Atrium (i used to hold atrium for about 2 quarters). Atrium has 4 properties, all industrial, 1 tenant each.

in the case 1 tenant move out. rental - and yields will fall drastically. I also recall one or 2 of atrium's contracts are due to run out soon. hmm.gif

but usually they'll nego a continuation of the lease beforehand. just saying that a portfolio of 4 industrial properties isn't exactly aggressive rental growth. tongue.gif

Arreit distributed 1.812 sen per unit. just received the cheque today! yayyyyyy laugh.gif

arreit distribution policy is 95% of net profit. drool.gif

CMMT and Sunreit have the lowest yields because of their premiums in the market (good capital gain, low yield).
my personal favourites are arreit and hektar for their stable yields.

i think it's ok if u see their distribution and income statement. they literally give out all their money after deducting for managers / trustee fee.

looking at their ARREIT's recent distribution statement, after distribution retained income is RM546,608 / 0.00953 Sen per Unit.

going by HLe's rounding up system it's negligible earnings hence P/E is that way.. at least that's my presumption. thing with reits is different reits have different payout ratios, importance is consistency, yield, occupancy & tenants, and income growth. smile.gif

P/E is N/A right..
the system calculates P/E as market cap over Net Profit. in the quarterly reports posted to bursa the declared net profit was 0.000 while the 2 rows below are correct, income = 1.91 sen/unit, distribution = 1.81 sen/unit.
i think is selective disclosure or accounting practice. because in the distribution statements posted along with the cheques it does declare a slight 0.1 sen income retained (no mention of profit).

selective disclosure why.. probably because PER would be 248 with that tiny profit they are ploughing into retained earnings.

but im no accountant. the disclosure on my distribution statement has been transparent, not sure whether it is something between bursa and the trustee?

certainly is a good question to ask... maybe i should go ask my accountant friends. hmm.gif

no, u got a valid point. but i think there's a slight difference in accounting principle interpretations for arreit. so that could be the reason because in their statements they don't mention profit at all. it's just retained income, distributed income etc.

at least thats what i think. but dont take it from me because i got vested interest in Arreit. (and a lot as well tongue.gif)
