You mean they cannot get good bargain out of it? But no choice lol it give higher dividend yield compare with most reits in BURSA. Besides, major tenants comprise of amanah raya. Which gives you the assurance for long term rental. Besides, most of arreit tenants are having long term rental contracts with arreit.

Might be due to their recent drops in term of revenue. Office buildings are being oversupplied i guess. Correct me if wrong.

Anyone here receive their E-dividend from arreit yet? Today is the payment date however i went to check my bank account just now. Was not bank in yet.

Thats y i choose ARREIT as most of its debt are fixed rates. However, i do have some concern on the booming of office space.

However, most of its properties are leased to AMANAH RAYA etc. So should have mitigate the risk.

I have checked with ARREIT investor relation. Confirm that all REITS still using cheque. Not yet impose E-dividend. However, today i receive distribution statement sent by symphony. Did you guys received this? When? Your cheque was being sent through symphony as well? Please advice.

How come KPJ reits has been decline quite a lot recently? Due to new property injection?

I think maybe you have read too much investment booklet which make you confuse. Buy low doesn't meant buy below NAV.... It is not so simple lol...
You value a counter or reits not merely on the NAV..... I am more interested in how much they can pay me per annum rather than how much it is worth in paper....

FYI, NAV does not determine future appreciation. As i mentioned before NAV is only on paper....

I mean you got to be realistic in investment. Which is how much they can pay you.


NORMALLY I WILL LOOK INTO CRITERIA BELOW ON CHOOSING REITS :

1. GEARING RATIO

2. PROPERTIES PORTFOLIO

3. YIELD

4. TENANTS

5. TYPE OF BORROWINGS EITHER FIXED RATES OR FLOATING RATES.

NAV was not important at all in choosing reits.
