My advice is don buy newly listed Reits. Can buy Amanah Raya Reits. wink.gif

Strength :

- 8% yield
- diversified portfolio

These are the two most important criteria for reits investment.

I am new in reits too. Entered ARREIT since last week.

In investment who cares you are the largest company or reits? What we are looking for is return.... Not size. wink.gif

Before you make a judgement you must have figures to prove. Not simply blow water lol.

For dividend play, better pick those with few year track records. Thats y i don like to buy any IPO either reits or stocks.

Just for sharing : Arreit having 100% fixed rate term loan. That means any increases in OPR will not affect its margin.

My frend there are no such thing as "sure going up" in investment. I never buy any stocks becos of "sure going up" . This is a very dangerous mentality in investment. To be frank i don really like my counter to surge up suddenly ... tat means i will be having headache looking for new target.

I am anticipating arreit dividend to increase to 2 cents per quarter. Then i will have more than 8% yield. It is possible especially after Selayang mall and Dana 13 acquisition.

lol. Wimax will only contribute a small portion for YTLP overall earning. It may hit RM 5.00 unless our index hit more than 2,000 points lol.

By the way i still like YTLP as it is diversified into different region without single country risk. Whereas Arreit doesn't.

But in terms of yield Arreit is much more higher than YTLP with almost 3 % differences at current price as arreit has higher payout.

Their term loan will be expired next year 28-Feb-2011. BEARING a fixed rates ranging from 4.5% to 5.25% per annum.

* Payable on a monthly basis.
Please refer to their borrowings section. Pg Number you find yourself cannot spoon feed too much.

The renew loan rates for next will will be much depends on their company ratings i think. Currently is BBB-. Correct me if wrong

Don worry i beliv is due to Dato' Mani Usilapan one of the commitee member from properties investment has resigned recently. Maybe he sell off some of his arreit shares?

I beliv there might be some conflict in some of the future properties investment... hmm.gif

You need to declare your reits income in order for the government to tax you for your witholding tax. Correct me if wrong.
