 Need advice on buying house, Apartment

Hi,

I found an apartment for sales, which can rent for RM1.5k
I calculated, my monthly installment will be RM1.2k
And the maintenance fees per month is RM100

Actually, I'm buying a house for my own living.

I like the location.
But some other stuff I don't like, such as:
- The masterbedroom is too small.
- The apartment's lifts are quite old.

But, if buy the house for investment, it's quite good.
As the monthly rental is more than my monthly installment.

Is this a good investment?

If the demands are there and what you claims is right about how much you can rent out, its a good investment. Otherwise by just saying "I can get 15.k rent" but there are no demand for your apartment, then its just equal to nothing.

What's your gross yield?

(Rent x 12 months)/purchase price = Gross Yield

6%-8% is average
8%-10% is good
> 9% is very good

buy and rent this one first? since u dont like layout
extra rm200 used to pay installment for the one u want to stay?

Erm, the unit is being rented out currently
the contract is until end of this year if not mistaken
so, RM1.5k until end of the contract is a definite.

haha.. i only have enough money to pay downpayment (and have some extra cash) for only 1 unit currently tongue.gif
after buy this unit, I cannot afford to buy another in the near future

want to ask normally those rental included maintenance fee? which mean owner will pay the maintenance.

Maintenance fee, Sinking fund, IWK, assessment, quit rent, fire insurance paid by owner.

Water, TNB, Astro, Telekom, usually paid by tenant, but depends on what was agreed in the tenancy agreement

the contract is untull end of this year.
but by the time of vacant possession, the rental cotract is just few months left.

i think you neeed to check the demand there.
if the demand is hot, and you like the type of tenant there, why not.

type of tenant = foreigners form middle east
demand = i'm not very sure, but i think the location is very good. i like this place also because of location

but, i saw online some other unit with nicer furniture only being rented out at RM1.4k
