 2 months rental deposit

landlord usually collect 2 months rental as deposit. i have heard there are some tenants who are unwilling to pay rental at the last 2 months, and insist that using the 2 months deposit as rental. this is so unfair to the landlord as the 2 months deposit supposed to serve as a fund to protect the landlord himself if there is any "thing" need to be repaired using the 2 months deposit. of course the landlord can have a verbal agreement and also put into tenancy agreement that 2 months deposit cannot be served as rental at the last 2 months, but well, if tenant insist not to pay. i'm speaking from a residential unit point of view, so i guess suing the tenant would be too much of a hassle, so in this case, what can a landlord do?

it depends on the tenants itself,if the tenants are very harsh in doing things,what i mean is like ,slamming doors windingly when he can close it slowly,theres a breaking windows or etc,then only u can be extra careful,so far renting apartment to ppl isnt a big deal 2 us*eventho the apartment isnt mine*,but the cleanliness isnt an aspect in this thing,as the dirt can be cleaned/removed.

Some landlords don't have cash to refund the 2 months deposit.
Happened everywhere, where at the end, the tenant just received
an empty promise.

As a tenant, it's more "secure" not to pay the rental of the last 2 months.

usually there is an agreement sign and agreed by both party.

in my case, my 2 months deposit will be used when i want to move out from the house. given 1 month notice, i only receive 1 month's deposit while the last month i stay don't need to pay for the rent.

if there is any wear and tear in the house, i supposed to pay, but it depends. usually i am responsible to pay for mishandling of doors, door knobs, locks.
others like fluorescent light, toilet, fuses are bear by landlord.

hmm....then wouldnt it be like "mouth trying to bite the nose"?
tenant is worry that landlord will not pay back the deposit, while landlord worry that the tenant give him wear and tear / unpaid bill, etc

in my case,
normally i just allowed 1 mth contra deal for the monthly rent
& another 1 mth, i will pay after the tenant walked out.
but, i will inspect the house first ...... any unnecessary damage will be borne by the tenant. (deduct from the deposit)
