100 meter to future MRT2 station. Hopefully got some appreciation by then. I would say 50% owner own staying at the place at the moment. The remaining 50% is either tenanted out or left empty.

I don't think there is any pending major defect.
Now under JMB and been doing better than the developer.

Among the conditions set by the council was to build a dedicated U-turn under Jalan Sungai Buloh and Kuala Lumpur interchange opposite Jalan PJU 10/1.

Another was to build a connecting road from Damansara Damai PJU 10/5A and Sri Damansara Jalan SD 13/3.

There will also be a new connecting road from Damansara Damai at PJU10/5 to Prima Damansara at Jalan Tanjung SD13/3.

As well as a new road from Damansara Damai Jalan PJU10/1b to PJU10/9 or PJU10/1a.

With this cheap reserve price, definitely gonna attract many bidders. I predict the price will end up higher than the last reserve price 333k. The current owner will have the last laugh.

Unit call off. Someone managed to side deal with the owner at only 320k via subsale and can view inside of the unit. Good deal for the buyer. Bad deal for the owner. This unit definitely would have gone at a much higher price if sold through lelong today.

Why not? Anytime before the hammer strike down (considered sold if that happened), unit can still be called off. Very last minute call off is on that morning itself. Example auction at 1030am. At 10am bank inform the auctioneer to take down the unit from being lelong.

Only the intermediate unit possible to get at 3xxK. For corner unit lelong units didnt appear for the past 2 years already. Price also dont think will fall below 400k for those corner units if available in lelong.

When this project launch or even after completed few years, mrt news also xda. Not even rumours.

Now with a confirm MRT2 station coming, price didnt increase. Or should say decrease from peak price of 400k. Really used to fetch above 400k but now subsale you can get below 400k easily.

Supposedly lelong on 25 Apr.
Side deal with the owner and signed S&P via normal subsale method on 24 Apr. Very daring last minute dealing.
