g&g is not for average ppl cos the maintenance fees is quite expensive.

It's not true that all g&g's maintenance are high. It depends on the facilities... just like apartment or condos...
If just for security without the facilities, this could be less than RM100/mth. At least you have the peace of mind ....

Hi, i am looking for a landed property.
1) price RM550k max (preferably)
2) around shah alam area (within 20km radius)
3) new or leasehold (doesnt matter as long as unit is still new and unoccupied)
4) unit not facing other houses

I have been searching high and low for one but maybe any one of you could offer some help? Thanks!

U actually mean those f&g ones rite? Either with or withouy proper n solid fencing n with pondok boom gate?

One is gated and guarded and the other is fenced and guarded.
Gated and guarded is akin to a condo block with a range of
facilities, security, club house, swimming pool, jogging track etc.
Fenced and guarded in most cases is more on security with the
with barricades and a makeshift guard house and guards
to patrol the area. Just my 2 sen.

My taman with proper security 10 guards (shift 5/5) 3 exits with smart tag, 30+ cctvs, few motorcycles, fee is < $100.Neigbourhood association oversee the operation thus keeping the cost low.
