land near by sg long, bandar mahkota if the owner joint develop they can get say 3 link house per ekar, thats about 600k-700k.

yalohh..ask the owner to send to valuer, do formal valuation and market it through registered estate agent...

He might have done the land valuation himself but he can choose not to tell the buyers how much value it is hence telling them he din't do any valuation. He can then decide O.N.O (Only Nearest Offer) from buyers.

And nasb76, not necessarily the owner have to market it through registered estate agent. Why cant the owner direct deal with developer? or just ask someone to introduce some developer and close the deal?

Then your land value is RM 75 per sq.ft. You should go find out whats your neighbourhood worth. There will be some land in your neighbour hood up for sale, and how much they are selling. If 2-5 people are selling/buying around RM 70-RM 80, then you can safely assume your land market value is there. If the land with no road access is selling RM 75, then yours might as well worth RM 85- RM 90?

Well, there is no definite market value. If you want proper valuation, you can ask a valuer to access the value of your land (but sometimes value aren't that professional also).

look around the area of the WTS land.

If there are bunches of Palm trees around, send email to / call up those plantations company.

Agreed. 650k/acre = 14.92 psf. No way you can get this price at Sepang. Furthermore, it's only land with potential which means it may be agriculture land status now.

If I dunno anything about property, i rather deal with estate agent / valuer. The purpose of estate agent is to act on behalf of us, because they have knowledge and experience.

But you also have to choose good registered estate agent (not the illegal broker haram). I prefer to choose reputable company with in-depth knowledge and experience in property. I would choose registered estate agent which also registered valuer, why? This type of estate agent, not only the have knowledge in property transaction, they also understand value, market price of the property.

Why i don't choose to do it my own because I can protect myself for any dispute be it from seller or buyer. With estate agent as middle man, this also save me from the hassle and also peace of mind from disturbance, pushing from another parties, dealing and etc. I can calmly make any decision from far away and let my estate agent go to war, face to face with another parties.

Transaction by estate agent is governed by law. Anything happen, I can claim my rights under the law.

But if you think, you have the knowledge, you can to do your own, also no problem..

I'm not an estate agent, but someone previously have the chance to work in both valuation and estate agent company.
