 New Property Launching in Penang

i've come across a developer in Penang having a launching from 12 Dec 2009 to 23 Dec 2009.

Project site at Paya Terubong and Sungai Ara.

The developer have a new condominium price around RM450k onwards for 2000sf unit. It's cheaper compare to a project by SP Setia - Reflection.

any comment?

and by the way, there's a developer staff name Ms. Hong seems very knowloedgeable and helpful, maybe you guys can call her up.... laugh.gif laugh.gif

but it's better than Reflection (SP Setia)right?? The smallest unit in Reflection is 1077sf and selling around RM330k, but this new condo selling RM450k+ for 2000sf, not good enough? it is only RM225 per sf compare to Reflection, RM330 per sf!!!!

but i think have to look see 1st before making decision...

The one at Paya Terubong is surrounded by low cost flats, and the FAMOUS Majestic Heights, not to mention got 2 blocks of abandoned apartment nearby, plus another abandoned multi level market too..

The one at Sungai Ara is not bad, just that its quite congested..

i think Paya terubong project suitable for people who live there presently because they already used to that place. i also admit that the sg ara condo is pretty good. maybe have to visit the developer office to get more detail...

it's only RM225 per sf. even jelutong lease hold property per sf price higher than that...

Pricing wise the one at Paya Terubong is consided quite cheap, apartment for 116K onwards, townhouse from 390K onwards, compared with other parts of Penang..

yup, it's overpriced.

I've got a few units in bukit jambul, george town
none of them are over rm150psf

house is not car, it does not go up with new models.
developer's price is not the indicative price.

buy at subsale when it is ready will be much cheaper,
considering the property climate now.
