Hi there. New to this ytl forum post.

Got my unit in block b ytl, currently having a headache with id and contractor.
Got quotes from contractors within midfield but dunno which is good.

Looking for renovation for rental, but with tile changing for dry kitchen area, balcony. Plaster ceiling, kitchen cabinet and sort.

Any bro/sis care to share their recommended contractors and if possible the photos of their unit? Thanks!

Glad to see that the college students issue is resolved.
Midfield owner for Block B1 here.

Keys collected dec last year....1st day, the unit looked like only 60% completed, various defects. Even the balcony grill is broken!
Took forever for YTL project team to respond on the defects, not until i threatened to send stakeholder lawyer letter then they deliver it 80% fixed by April.

For contractors, also look high and low in Midfield show units, and settled with Audrey, the ID from block A. Quite nice design, and also reasonable pricing. Intro by another forum member.

Renov done @ Aug... and yet YTL remaining 20% defect not yet finished by now... So sent in the stakeholder lawyer letter.
Crossing fingers and waiting for them to reply.

Seen a few times other owners at MO, complained that they receive units, but YTL stalled the defect repair for 1 year, in the end they settled themselves by paying $$ to fix it themselves.
They did not know about the stakeholder lawyer letter path

For those with similar issue, this will help to speed up the process.

Anyone with similar experience to share, on the effectiveness of stakeholder lawyer letter?

Also, very very frustrated with YTL (not MO) for these delayed defect repair. If there are enough people with similar experience (delayed defect repair way past 30 days), and thinking of submitting a formal petition to YTL head office.
Any takers?

QUOTE(weng86 @ Aug 17 2013, 09:16 AM)
Chee, it took them 7 months for them to come over the settle my tiles issue.. (after i have move in)

AND NOW I STILL WAITING FOR MY DOOR TO BE CHANGE (4 DOORS)
*
What is the issue with the door?
The stakeholder lawyer letter work like a charm.
After all this delaying (8mths), upon receipt of stakeholder lawyer letter at the Ytl lawyer office and notifying Ytl and mo, the repair work speed up within the 14 days notice period.

Crossing fingers and waiting
Should have actually send it in 4 months back, and stop myself for all the blood vomited out.

QUOTE(nookie188 @ Aug 18 2013, 08:45 PM)
can share ke how to write the letter?
just inform lawyer that giving 14 days to repair - ? and give estimate cost? (have to provide quotation?)

I modified using sample letter from here
http://www.hba.org.my/help/sample.htm

Did not give quotes, reckon that time that if by end of 14 days notice lapse, if not repaired I will get my Id to repair and send directly the quote and claim from project account
So just followed the wordings
Letter is mainly to lawyer to withhold the project account money, so that upon giving notice to developer, and lapse of 14 days notice, you can persue repair
Keep note that this works well except for tiles as my Id told me developer has many reserve tiles. If own contractor repair they can only source almost matching color but not exact color tiles, as tiles differ in batches even for identical pattern.

Hope it helps. And good luck!
Btw my unit defect repair done, within the 14 days!!
