I think it would be a great township in future. The masterplan is big but Sime township projects take time to have huge appreciation. However, Denai Alam subsales appreciate more than I expect.

It something same as USJ or Subang Jaya. Though the location is very good but the mistake was they overbuilt the houses and cause them to push their USJ Heights at far not too ideal location. However, Denai Alam has better landscape and master development than USJ, though It is located in Shah Alam.

Yup. The accessible is not bad, and will be much better in next 3, 5 and 10 years.

The current phases all sold out easily. I rank denai alam is sime flagship product. The subsales are doing very well lately as I found really a lot of rich malays ( not from Shah Alam ) also bought DA.

It would be a safe investment but I do not expect rapid appreciation in short term like 1-2 years.

Denai Alam is probably the flagship of Sime Darby and the best selling product for 2010-2011 ... all sold out easily ... but i am not sure about the latest phase of Maple Terrace ...

Most of the Malay buyers are quite rich and from well educated family ...

Can say so. I met some bunch of the Malay buyers, saw their cars, the way they dress, speaking, employment, can know that they are from well educated families.

Some of their profiles, I wonder, they can easily stay at RM 1.5-2mil prop, buy they quite prefer there.

Sime Darby always has long term plan such as 10 years plus to have those amenities and commercial areas like Taipan of USJ.

The demand is good. However, a lot of rich Malays vested into this DA. I feel DA is on par with AI. New township with modern layout, landscaping and township. But the appreciation would be there and slowly increase.

I still opt for AI more than DA bcz AI has more potential.

There are 2 couple. One young real estate agents couple and another businessman, Datuk n Datin owned at least 20 units each at DA.

Wahh. All sold out to internal staffs? What's the point they invite people come and buy then???

Funny them. Somemore increased the price by 3% and tell people this story.

Seems the 2 storey has great response no matter the price has extended to 799k onwards.

The Serissa phase I thought Was just launched. Don't even know actually it is separated by 2 phases and price increased by 10k???

I smell the vroom of DA is competing with AI township.

Its very important to own a house for own family stay. Whether the price drastically drop or stagnant, there is nothing to lose.
