How much is Serissa? If the diff in price is not much, might as well go for Maple which I think the specs n design are another class above. What do u guys think?

I went last weekend, 1st phase serissa, cheapest 2 storey was 789k n sold out within 1-2 days.
FYI Serissa is only 22x80. I think your 30x80 , 3 storey Maple is a very good buy. thumbup.gif

Hi SSS,
I m another future fern lane too. Really look fwd to it. Starting to like the development a lot. I think the later DA completed phases are slightly above my expectation in terms of design, quality, lanscape, etc.
Been going to DA almost every week nowdays. My kids like the playgrounds there.

Tempted to buy one more for investment. Worst case can sell fern lane since the price already increase. Hehe..

Unlike the rest of yous. I went there at 6pm just to make sure that it was sold out. Hehe... (which I seriously didn't expect it was going to be)

According to few agents and bankers, huge demand on subsale for denai alam. But most of the owners don't want to sell. Investors also prefer to hold, play wait and see. Maybe they think that the market value will increase more in future due to SD new launching price trend.

C3 is Nerida right? Maybe for slighly above RM1m, buyers think they might as well go for the popular Verdania or Opulenia.. which have bigger built up and to some people better design and finishing..

also, maybe corner unit a bit harder to sell.. how much was the launching price for the C3 corner that they are now selling at RM950k-1.2m ? the intermediate is around 100% appreciation already..

Unfortunately yes.. as i said earlier if someone is willing to pay around RM1m for a corner (mainly for own stay), they would consider buying Ivy, Clover, Fern lane, Opulenia, Verdania instead.. which i persoanlly think are different class.. i heard SD appointed better architects and contractors for phases after Nerida..

However in the current market, Nerida owners can still make at least RM200-300k profit easy from selling them..

If I was born King, I wont have all this issue...haha..but what to do.. wink.gif

I am your neigbour too. I have a unit at aster grove. I was really surprise to see how fast the units being sold. I think aster grove will be last super link terrace. After this they will launch the smaller terrace nearer to the sales office.

How much will the smaller terrace be launched at? When?

I would say most of the AG buyers are buying for own stay and not for investment. Cant imagine how much the value would be when complete in 2-3 yrs time. Then what about the other superlinks in the earlier phases..? The semi-ds..?

How much you guys think SD will launch the future semi-ds and bungalows at?

I think the slow sale of Maple in the begining was due to the price and entry cost (before lifestyle package). Kitchen on 1st floor maybe just a small matter. At the end of last yr people still couldnt accept the RM1m price tag for link houses in DA. But with SD lifestyle offer and especially after the launching of Serissa, most people realised that it is actually worth to top up a bit and buy Maple. MT is huge, 30x80, 3 storey and nice design.

I still think that Maple is a much better bargain compared with the later DA launches, even without the lifestyle package smile.gif
