 when can get house key?, after S&P ?

after S&P sign just can get key or after owner received money from bank ?

But the practice is usually after receiving the payment.

i think it should be after all the transfer of title (legal issues) and also receipt of the total payment....

I got my key after seller receives the payment (within 3 months after s&p).
The transfer of title will take a lot longer than that.. maybe 1 year or.. we don't know
when.. depend on how quick land office do their job.


Anyway, in my opinion, it seems unfair if buyer has fully paid to the seller, but seller
doesn't surrender the key.. The seller is debt free, the buyer has to start paying the bank,
but seller still keep the house, or maybe, still receiving a rent if there's a tenant..

Technically u should receive your key within 1 week after the bank disimbursement all the monies to the seller.

Immediately after you signed SPA, the whole process will take max 3months. Exceeding 3months, either vendor have to pay you or you have to pay vendor, depending which party delay. 3 days after your bank make full payment to the vendor, you should get the key. Again, any delay the vendor will pay you interest as per your signed SPA.

depends on ur house whether is leasehold or freehold..leasehold / master title / individual title etc.. each of them might vary the time of process

not sure, but u can ask your lawyer.
from what i know, it includes, times for vendor bank to prepare docs/sign/stamp those stuff.

emm... usually the whole process took around 3 month. its really depending on ur bank lawyer and land officer.
