I'm looking around for condos around taman desa for own stay, budget around 4-450k. Any suggestion? I prefer low density and freehold if possible. Please share your views, appreciate it much!

OBD is covered by a cabal of "in-house" agents that have a tendency of inflating the price up.
Personally, I find OBD way too overpriced. It does not provide much more value-add, say compared to a Casa Desa or even to a Faber Heights. If I could afford OBD, I'd rather top up about 100K more and go for a landed in Tmn Desa. Landed prop's there r a fairly good place to stay, plus they have tremendous potential in building your equity. |

tZZ, even though I invest in Tmn Desa, i still hv lots to learn.
Pls note that my numbers could be a bit off, since it's been some time since I've updated my listing + i'm just quoting from memory. Desa Villa sits on the upper middle price range in terms of per sq ft. I think it's running at about 270 psft. This is higher vs. Faber Ria, Faber Heights, + slightly higher vs. Danau Permai. It is however cheaper vs. Casa Desa, which is running at about 320 psft. Personally, I find it decently maintained (which is a good thing, since most Tmn Desa condo's are old). However, I just find it too close to the highway. In 2 of the blocks (can't remember the name) - u can literally hear the cars zoom by. If u don't mind me asking - Are u only looking at Tmn Desa for own stay? Any other areas u r looking for? Budget? |

Phoeni, thanks for the input. Yes,it's rather close to the highway. Was looking for a unit facing desa, but was told those are hard to come by.
Did not look into casa desa as i felt it was a bit dense, lack of amnesties and the price was high. Just looking around for now. tmn desa was the first because it's right smack in the middle of pj and kl, plus i like the area Any recommendations given the choice for own stay ? btw, I concur with ts that agents for tmn desa are rather stuck up. Hi, was driving around Taman Desa few time now to have general feel of the area.
Agree totally that the area is very convenient, right between kl pj, you may also say puchong too. area very quiet, but a bit too quiet during nite time, especially some roads without good streetlights. Any form of public transport along the road from OBD towards casa desa? Seems like a bit difficult to get around without own transportation. Phoeni, was tracing a few of your posted thread, was once quite keen on looking for Faber studio that you had, very decent COCR (noted that you got a very below market price). Unfortunately, no suitable units available for sale atm. Thanks for the personal experience sharing, not many willing to reveal so much, will keep an eye on this area for future investment. btw, a few bought casa desa during Mar09, at ~320k below 10floor, the taman yes, but hope the unit is a good buy. cheers |

don't think they have LRT soon, the only way to get there is thru bus , cab, car , or maybe nearby KTM .
5-10 minutes drive to Mid valley.... |

U have stayed there for the past 10 years - u may have noticed this trend.Taman Tun Dr. Ismail is a beautiful prime tgt with heaps of break-in's. Interesting to note - Zero LRT's, Bus Depot's and No One Utama. Yet, it commands a hefty premium. Why? Dif story for dif day. Anyway, I can't answer you with certainty, because I do not stay in 3 of the condo's above. Intuitively, security in the 3 above seem "passable". I've been to desa villa, bukit desa and OBD so far.
Desa villa has a very nice landscape, seller selling at 380k with moved in condition, too bad it's located at 1st floor which is a no no for me. To add on it's a little overpriced, others are selling at 300-330k. Bukit desa has a smaller swimming pool as compared to desa villa with a density of 200plus units i suppose? Selling unit needs lotsa refurbishment, selling about 350k. OBD is the best I went so far. I visited my friend's unit and fell in love with the quiet and peaceful environment. Selling much higher about 450k for 1600sqf if im not wrong.. contacted a few agents but no response >_< Any agents here?? |

Pros - New, low den & good furnishing Cons - Location not as good as OBD & near high tension cable (same as OBD) There is also Saville but I think it is over 500k now. Am happy to see the topic in Tmn Desa. Been living here for the past >15years, landed property.
Have just bought a unit in OBD of late after eyeing and shopping for one for months. OBD is a beautiful place, quiet with good tenants (expats, or affluent locals) maintenance is top mark. They are completing the repainting of the building soon, looks good. Security is impressive, doesnt matter whether you are a multiple units owner there, or the so called "in-house" agents (?) who frequent there almost on a daily basis, or a investor like me who's been there practically few times a week in the past months, the security guards would not compromise on any exceptions, ID check, confirmation on visiting which unit, camera shooting at your face while you are at the entry. I know a few agents there at OBD and would be happy to pass around. Good luck all. |

i brought it on somewhere around March this year , just recently got the key only as i am currently looking for renovation contractor. I am still thinking renting it out or staying myself there.

Its definitely a good deal for that price. Its about RM264/sf, I've seen other units priced much higher probably higher floors with better views and furnishing. Are you still considering getting a unit at OBD?

bro kwps, so have you decided to stay or rent it out? judging from feedback, mostly expats stay there.. i believe it would be a nice place to stay in.. quiet and have more class to it. |

Hello all.
I recently visited Danau Murni Condominium at Taman Desa and to my surprise it appears to be a very good investment. A partly furnished unit is selling for RM150,000, bank valuation at RM160,000. The rental for unfurnished is RM800 while fully furnished can go as high as RM1,400. The rental return is tremendous if you can spend an additional RM10,000 to furnish the unit. The deal looks to good to be true, therefore I would like to seek for more feedback from you guys before I commit. I truly appreciate any constructive feedback. |
