The LRT Effect - Surrounding Properties, How it affect the surrounding props

This will be the speculation for the next few years, how does this new stations affect the property apprciation and potential property developement along the track.. The obvious one will be Putra Height where the interchange is located.. Will the demand increase overnight after the announcement? Other areas like BK, Bandar Puteri, USJ also having new stations.. What's interesting also will this help to boost some of the deeper in housing area like Puchong Permai and Puchong Prima?.. Some says surrounding property will appreciate since the petrol price will definately increase again, while others feel these area might filled with Tom Dxck and Harry and quality of living will deteriorate..

it is good..my usj condo no lrt atm...if got lrt increase 50%??.....more than any other saturated lrt condo....

I will said LRT is just one of the factor that contribute to appreciation, but not the major factor. Puchong area already appreciate a lot even the LRT station havent build. Prime area at Puchong is between Puchong Jaya and Bdr Puteri. These areas don't need lrt to boost up its appreciation As for areas like Puchong Permai and Puchong Prima, it will surely helps as these are not prime areas of puchong
Having say that, houses at USJ may have negative impact as the route was squeezed between houses. No choice for them as there are no more large land at USJ as compared to Puchong.
As for people staying at Putra Heights (like me), it will be good for the business there as there are a lot of shoplots there which were not taken up yet. An interchange station there will surely helps

It will be interesting to monitor the subsale price and new launch for putra heights... Terrace might hit half a mil

Good and bad.
LRT attracts crowds and traffic. Not sure if purchasers are interesting buying for long term stay near an LRT. Maybe for rent yes. Although KLCC/AMPANG is an exception.
Having said that, the new LRT stations seems better planned. e.g. in Puchong with Multi-story carpark.

Areas like Bangsar, Damansara, TTDI etc all dont have LRT right? look at the landed price in recent years for those area........

Look at Wangsa Maju section 2, those 3 storey low-cost house previously only RM50k over,after they built the lrt station next to it,the house price skyrocket to RM300k over,but that takes quite sometime. The enviroment there used to be very peaceful and safe before they built the lrt station, but now that area become so dangerous, if you try walk alone at night might get robbed by some mat rampit. This few year, already reported quite a lot of murder cases happened just right in front of the lrt station.

agree on the security wise.. as more ppl using the station.. and that attract more criminal and snatch thief...
