well, I think u r "comfortable" with your own methods.....and i've dabbled in both equities and real estate....so....hmmmmm

There is always a method to overcome issues like vacancy factors, tenant management, refinancing, yield mgmt, cashing out on your equity etc. Your cocr from RE plays can also be decent - at least 20% consistently, not including any capital gains. And i'm not interested in speculative plays.  Old school lah.

wealth should be shared.  knowledge should be shared.  u seem interesting.  if u have time, pls do log on to propertywtf.com.my

no, i don't own the website, and i'm not vested in it.  but it's a good place to read up on some new things if u r interested.

cheers.

Yeah - getting "too comfortable" is dangerous. Have to be "a bit uncomfortable", thus know that i'm still learning VS comfort zone danger tongue.gif

Thanks bro for the link - definitely will go through it.

Yup yup - wealth and knowledge shared, grows. Funnily - some of the very few things that grows when shared properly biggrin.gif

Added on October 2, 2011, 6:52 pmI am 21 years old, currently a student studying ACCA, i would like to share with u all my net worth as at 30 september 2011. Would glad to ask all of the sifu here whether i have made my money work hard for me. all of my funds is from savings and some finance through my part time job during holiday. pls give me some comment. thanks.

I am not come from a cash rich family background, all the money accumulated is from my frugal savings and hard earned from doing waiter and shopkeeper part time job. Recent stock market dropped alot, i not sure whether it is the time to invest more of my fund in equity. besides, i also thought of investing in public mutual equity fund, which fund u all recommended?

few days ago, there is a maybank staff approach to me whether i want to take up any ASB loan, but the market is quite volatile, i am nt sure whehter BNM will raise the BLR, there is a risk for me if i cant commit the monthly loan payment on time. Hope mr wong mun keong can give me faithful advice. best regards.

Yes, start with ASB.

I'm impressed with the younger generation today - they know how to start early.

should i diversify some of my fund to public mutual equity trust?

besides, if i take up ASB loan, i have monthly commitment to repay the loan, i can roughly save about rm200/month. what would be the tenure of financing u recommend? will BNM raise interest rate in short term?

if i take up asb loan, which bank will give better incentive? maybank, cimb bank or rhb bank?

thanks for ur advice. =)

I like what I see. Focus on ASB first. Loan or no loan I think you have a good view already. If you do want to take loan, to minimise the risk I suggest you take the minimal tenure.

You are not efficient enough to grab stocks (since your wealth is still small), but I like your early exposure to it, it show you are willing to learn. Focus on learning with minimal exposure on stock. You have plenty of time as you are still young.

Build a good based with ASB, then when you are ready, you will have both the money and experience with you.

Good luck.
