 Damansara Jaya @ KDU side, How much would be a fair price?

I am shopping for a property.

I have narrowed my choices to Damansara Jaya. I saw a few units at the opposite side of KDU. a basic unit is about 650k to 800+k.

However, prices at KDU side is about 500k+.

I shall be grateful to hear from you on what is the fair price to pay.

for own stay or investment? if for own stay i think those away from kdu is better as most of the houses are own stay instead of rented out. also check the land size as some have long back yard. i suppose those close to kdu would be better for rental

for own stay...but this house is not the houses closest to KDU...

it is behind the row of shop lots but still quite far away lah....after the park...

just wondering what is the market rate for houses at this side of DJ

Anyway - my 2 cents on DJ.

1. One must understand the dynamics of DJ - which is very straightforward. Without sugarcoating the issue - houses opposite KDU always fetch a premium. They are bigger, have better locality, parks & amenities, and the guarded security there is heaps sharper. On the KDU side - houses there tend to go for a discount - reason being, closer to the college, lot's of students renting, cybercafes, snooker joints, cemetary on the upper side.

2. Houses opposite KDU have land dimensions of 23 x 93. Houses the same side as KDU are approximately 22 x 75 or 24 x 75.

3. Houses opposite KDU are retailing at 320 per sqft. A basic 23 x 93 is going for about 660K to 690K. Houses at the KDU side are going for approx 290 per sqft. Obviously the ones facing the highway, or closer to the shoplots are trading lower at about 275 to 280 per sq ft

4. I respect that u r buying for own stay. However, if u want an area with greater potential for appreciation - i would suggest the area opposite KDU. In general, Aunties and Uncles want landed areas which are quiet, with the plus points I described above. True story - areas like 22/29, 22/27 and areas fronting the field have appreciated by nearly 30% in the last 2 years. Not phenomenal, but not too bad for a sleepy area like DJ.

I personally staying there on weekdays,the area is bad for own stay if you are referring to KDU/Park side..In 1 month you can easily hear from the DJROA(guards) this house that house entered by indian/indonesian *not trying to be racist this is facts* ,snatch thief is also the main reason.One day my gf was walking I fall asleep normally i will take her home,she was a victim but lucky nothing happened.All the girls in my house has experience the same situation.You dare to risk your family member?

Few houses are for sale right next to me,meet the owner he also couldn't find a buyer due to crime and hes not willing to let go rental to students.

Behind kubur there..part of KDU i guess..not shop rows..you can come by and ask few people..last week got 2 new cases with parang at noon! Imagine so bloody dare to snatch noon time where alot of people pass by..For me I would not stay if i have a choice (eg: 5mins exam if i woke up late i wont be that late )

I think you may search at www.iproperty.com.my for your housing price or refer to thestar paper.

Last time, I also think of buying the house at damansara jaya. However, after thinking thoroughly i still prefer damansara utama. Somemore, now damansara utama has the security unit already.

DU is a very big area that can be segmented into 4 main portions.

Every area has it's "bad apples", even areas like TTDI.

e.g. TTDI has more break-in's per month vs. DJ, if u look at their ROA statistics. So, there are more factors at play when u assess the feasibility of an area.

e.g. if u allow me a choice to stay in DJ (KDU Side) vs. TTDI (Rahim Kajai) - i'd select DJ in a heartbeat - if security was the main concern to me, that is.

PS - I do not stay in DJ KDU side, just in case i may potray the impression that i'm biased.
