LOL. I really amazed by the NBTD ppl here.
What really piss me off is the attitude of the TS. 

1. Earlier TS asking for availability of the room. I say yes. After that, nothing heard..after 1 to 2weeks.
2. Others also enquire about the availability of the room. Show to them. Student, as u know, fine..shopping around.
3. TS again asking for the availability of the room after 1 to 2weeks. Ya, but cant wait due to few ppl asking for it. 1st come basis.
4. I said this is RM 500, but give discount after TS asking. Fine
5. Then i insist of 1 month downpayment as a booking. Once paid, i ask the tenant to inform TS anytime to view it. (on that day itself) but insist on 11/12 Sept! (I was thinking, hey this is the same person who wants the room but dissppear after that)
6. TS says ok with the lengthy agreement. (TS have the right to say no..during the discussion but nothing was said. Just mention ok!)
7. In the end, no payment of deposit. So i presumed TS not interested.
8. Then i pm TS, i no longer interested to rent the room.
9. TS got emotional, and putting this thread. Blaming me for attempt to cheat.   
Then i realised, why i need to get the stick from this hate/blame thread, whereby i am the owner, not some student owned unit. I mention the rules and agreement, if dont agree with it, just say NO and get on with it. If the TS abide the rules, pay the 1 month deposit as booking, seen the place on the day itself which i doubt the TS will do that. Another ffk, which the owner need to bear the time wasted, renovate, and losing other students who really wants to rent.

I dont understand why other ppl still keep on asking, why need to pay then view. FOR THE LAST TIME, ITS A BOOKING, NOT TO PAY!!

Why the deposit is forfeited?? Due to 'ffk' nature of TS, i did inform TS, and TS is fine with it, didnt say NO. Why need to be afraid, if the sincere to rent it. But TS didnt pay the deposit, fine with me. CASE CLOSED.

But the TS not happy with it, putting this thread, that TS is right.   

Read any Tenant agreement carefully, owner have the right to amend, if deemed so. deposit can be forfeited for any 'damages' inccured to the owner.

Dont simply put out of context.  What do u mean scam???  Very funny, i did explain this deposit matter and TS ok with it. . What it means?

I did ask TS to see the room on Monday or this week but TS only wanted to see on '11/12'. If the TS wanted to see the room, fine with me and paid on the same time.
Why police report?  Come on, TS put this thread in the 1st place is wrong. TS agree with it and does not pay the deposit. Fine, TS doesnt want the room, Fine with me. Everything come from the TS. Yet, i got the stick. Funny thing, i told i dont want to rent the room to TS. TS got emo, and post up a thread. Fair to me?? I being snobbish???
