tenancy agreement questions

hi guys i need some help from you gurus out there. i got a copy of tenancey agreement from the agent, but one thing i don't quiet understand. "THE LANDLORD HEREBY COVENANTS WITH THE TENANT as follows:- 6.1 To pay the Quit Rent, assessment, service charges and other outgoings relating to the Said Premises other than those herein agreed to be paid by the Tenant." is it saying landlord will pay them or i have to pay them? thanks

Agreement always write like that... and sometime the landlord also dont understand..if any problem.. then they will ask the property agent or the lawyer.

BTW, i am not a lawyer...don't shoot me if i am wrong.

Standard agreement. Tenant only pay rental and utility bills.

Have to tumpang a question on this TA thread.
Has any of you (as landlords) put a clause in your TA that says something to the equivalent that if tenant does not leave the premise at the end of tenancy in good clean condition, say, 200 bucks will be deducted from security deposit for professional cleaning charges ???

Normally you dont say how much to charge.. you just mention all expenses in removing, repairing and replacing all the damages or missing items will be deducted against the security deposit. If let say the tenanat left alot of damage furniture..it will not be enought to cover the labour + transport + Local dump site cost...

Am refering more to general state of housekeeping -i.e. cleanliness of kitchen, floor etc.

If it is only dusty..normally they wont borther, but if is oily and stain.. surely they will charge you...
