have been reading for a while and decided to register today... smile.gif

i bought block b early last year for investment purposes... went to the site a couple of weeks ago and had a chat with the agent - hoping for a good appreciation when completed.

anyone got their rm1000 referral fees yet?

in any case just add 40% premium to breakeven!!!

you've said this a couple of times... 40% ??? so if you bought rm200k, you should sell at rm280k just to break even? i don't think that's accurate. hmm.gif

as i said, 40% is based on scientific formula not straight forward calculation. i don't have the thesis but get hold of the thesis adopted the property tycoons.
*
kakaka... easy to pass the buck around... that's probably only true if you buy a property, keep it empty for many years... then then sell it...

Guys...
Any of u guys interested in Opening up business in the Zest? im sure the kedai mamak business owners are already lookin at those  areas..SMART ppl actually.

But what abt Magazines shops..plus drinks etc etc..need lotsa money wor...
*
i did consider this but finally decided not to... and bought a living unit instead. yawn.gif)

the price of a retail unit (about 400 sqft) is almost 400k for 1st floor. a little pricey to me... and first floor don't know if got enough customer traffic. those on ground floor will cost too much for me...

true.. buying a unit is gonna be a diff question...renting a unit may sound better or now..i have seen busines in cyberia..from scratch to one of the most profitable business in that ara .. i thin the shop called NZ something. they sel drinks, ags, normal health products..books.

Added on April 11, 2010, 6:50 pmanyays ...hows the progress of the zest??
*
you may be right... but still rm400k for the little space is kinda expensive... before you do anything, you are already down by rm400k... also not sure what the potential for capital gains for a retail unit in the zest...

may be successful... but the risk is too much for me...

Hi guys, read in the Edge Weekly today that there have been serious delays in the LRT Extension work. Kelana Jaya line is expected to start construction by Nov while Ampang line is facing serious delays....due to station alignment..

Assuming it starts constricution by early 2011, it will only be completed by early 2014. which is way after the zest fully completion date...this is really worrying....
*
if you buying to stay, then the delay may affect you... because without lrt, you have one less option for transport.

if you buying to invest, then lrt delay won't affect you that much... cause capital appreciation is tied to 'potential'... and as long as the lrt plan is not cancelled, the 'potential' is still there... yawn.gif)

the last unit that was sold for rm350k - do you know what floor and what type?

anyone besides me receive any notice for payment from trinity.apparently my bank rhb was lat
e in remittin d progress payment to the developer. Got penalty fee. It is so unfair they should at least call me if late payment and not send the notice after a few months. Rhb also was super late in paying. How shall i go about on this. I know i will not be paying since the bank was at fault. Some more rhb is the project loan financier.
*
think of it this way, even if rhb paid on time, you would still have to be interest to rhb right? wink.gif

so actually, you only lost out on the following amount:
[penalty charged by developer] - [interest to be paid to rhb if they paid on time]

is that a lot? if not, maybe save your trouble to just swallow and then go out to have a good time...
