Well, in my opinion, with the volatile market now coupled with an expectation of a nice completion, RM400k is not a hard target, in fact its an easy target..

Anyway, bought for own stay...don't really care how much it's going to rise..haha..

Just hope that those who rent out / sell will beforehand consider/evaluate the future tenant or buyer a bit more stringently for the sake of the community...although, it's kinda hard.. tongue.gif

Hmm...the basic stages should be somewhat like these:

Foundation Stage - This includes excavation, footings, foundation walls (or slab), waterproofing, backfill and compaction, and underground plumbing.

Framing Stage - This includes wood or steel framing, exterior wall and roof sheathing, exterior trim and siding (and/or stucco/brick), windows and exterior doors, and roofing.

Rough Plumbing, Mechanical, Electrical Stage - This includes water and waste/vent piping, plus setting of the water heater; ductwork, venting and furnace installation; wiring and electrical panel installation.

Insulation and Drywall Stage - This includes wall insulation, (but not attic insulation at this time), drywall installation, tape and texture.

Paint, Trim, Finishes Stage - This includes finished flooring, wall tile, mirrors, final electrical (including fixtures), final plumbing (including fixtures), and final mechanical.

Think our home is roughly between 3rd and 4th.... tongue.gif

Again, those who have bought this property for investment rather than own stay, would appreciate if you could choose the tenants / owners with due diligence.

Arguments are always healthy for the community.

For me, the jam would not affect me much as I can safely say, I can walk my body to the nearest LRT station to the city centre (Provided that my working place is there) since its within walking distance (Hope I'm right). Even if its more than 1-2 km, it's never a problem for healthy people.

If you're talking about other amnesties, e.g. shopping centres, I think I have 1U, Mines, Jusco, IOI Mall and etc near me. let's not forget those banks in Puchong area. And, honestly, distance to the city centre is never a consideration for me since I never like it there..lol. Well, thats just me rolleyes.gif

It would not be too bad for the scenery. Furthermore, imagine watching it during New Year....you could actually see various fireworks being launched in KL.

By the way, when we obtain the keys in due time, would we be subjected to some kind of extra payments to the developer? Heard that my friend got charged by developer, but its of different project..

I think that was a very irresponsible statement.

Hope you did your homework / think before you post any statement.

You should have known that the property was sold way back at the end of 2008, just when the economic crisis hit us before recovering in 2009. During that time, RM200k+ to RM300k properties were considered medium end, if not high end. RM400k+ and above properties launches were also much lesser than now, not to say none. Don't think you can ever find RM200k+ props nowadays with that kind of quality (My opinion, not bad.. smile.gif )

Therefore, RM200k+ for Zest 3 years ago surely command certain premium or expectation and we should never compare nowadays properties and its current crazy prices. It would only be like comparing an orange to an apple.

Just my opinion.

Let's hope the quality is good for all the Zesters here. rclxms.gif
