Understand that PD3 do have car parks but have to secure it during VP.

How abt the tenancy rate in hartamas area? Is it good?

Funny...the sales gal told me there wont be any carpark AT ALL. She said need to rent from the management (of PD3/Windsor/Waldorf)

Personally I think there's over supply of condos around here. It seems Kiara One have trouble renting out their units, maybe because of noise from the highway unsure.gif

at least PD3 is quite quiet and peaceful..got istana also so security will be added advantage biggrin.gif

Actually do u know where Verve is? Cos I thought the Verve is located in an area more secluded than PD3

Around 850/sf last i checked. It's fully furnished with a carpark if I remember correctly

but this one 760 psf only so much better price and more worth it for 2 years guranteed yield of 6%

I finally went to see PD3 last weekend. It's ok size for RM550k or so. Kinda similar as Verve I think of around 800 p/sqft. Most of it sold out though. Only left a few units. However, I saw another board there showing leftover units of Windsor which I feel is worth more given the larger size.

for the lelong reserve at 299k,is that means that owner are fail to sell at subsale more than 299k,then he has no choice but lelong by bank
could i understand as such?

Nope.
Mean owner didnt do loan repayment to his bank (the bank he loan with).
6 months default not paying and bank will lelong the property.

Base on professional valuation, 1st lelong will be at bank valuation.
Price will drop 10% each round if got no bidder.

299k this price is already drop few rounds of nobody interested.

interesting,b4 this used to claimed that subsale is the real price check on developer launching;
now maybe the lelong willing biding price is the real price check for subsale market
