Hi guys,
What's your view on this project? Studio Fully Furnished - 500sqf abt $380k after 10% discount. with guranteed 6% rental for 2 years. Min booking fees only for 15k and you have no worries for 2 years as all legal fees and interest are absorbed by the developer. Thinking to few units, though not sure stil have or not. Heard it is selling fast.

500sqf studio? Wardof, Winsor still got tons of vacant lots. Will renting out be a problem?

Heard it is selling fast. do perform some due diligence on the developer though. mayland has never been synonymous with delivering on time and and of high quality. also, do note that the interest free period is only 2 yrs, not till completion. if they deliver late (again), u'll hafta bear the interest costs from 2 yrs till vp. as wernshern has pointed out, there's plenty of studios from waldorf and winsdor too. and the price psf for chelsea isn't exactly cheap. am pretty surprised with the take up rate though... take up rate is good when developer provides "easy-entry", hence make it quite "affordable" for many speculators.
For this project, one needs to consider what will happen after the 2 year rental guarantee expires........what will happen then?

Thanks for the reminder. Will try to check out soon although seems to be on the high-side (RM760 p/sqft) compared to Verve which is fully furnished. Is Damas 3 furnished?

The interest free period of this project is up to vacant possession if I'm not mistaken unlike their Regalia project where they have clearly stated that it is only up to 2 years of contruction period and the overall package they offer is not as attractive as PD3. Best to check and ensure this is indicated in S&P. Added on August 10, 2009, 3:56 pmHey, where is this verve located? It is located near to Solaris MK.
