Just would like to know. Cos I saw the new lrt plan last week newspaper, there is a new link...
Bukit Jalil to pouching, wonder any new lrt nearby...
*
The new station will be the Bukit Oug (Opposite Taman Esplanande) and Kampung Muhibah station before connecting to Kinrara stations. So I would say the nearest new LRT station at Bukit Jalil will be Bukit OUG (The first new station extension from Sri Petaling).

if savanna and covillea almost similiar pricing now, why would you want a higher density and older development?
*
I do not think both Savanna and Covillea will be priced similarly, probably the pricing is about the same for a fully furnished unit for Savanna and an unfurnished unit in Covillea.

Sorry if this has been covered before, but is this still the latest LRT extension plan for bukit Jalil? If you zoom in to the yellow tracks for bukit Jalil..
it seems that we are very near the tracks. even though we are blocked by the building behind, i fear that it would still be noisy when the trains pass by.[attachmentid=2143270]
*
I do not think that residents are able to hear LRT noice from the LRT. As of now, Savanna which is quite near to the Bukit Jalil and Seri Petaling stations, I am unable to hear the LRT noice. Probably being covered by the MEX highway traffic noice. sad.gif

If Covillea is able to sell at RM600 psf when it is completed, it will somehow bring up the prices for Savanna as well rclxms.gif Lets BJ condos continue to ONG ONG ONG tongue.gif

average entry price is rm650k - rm680k especially for later units. hence, rm850k is very, very small profit only.

new launches already circa rm600 psf (not rm600k!!!).
*
650K to 850K is a 200K profit, I think is reasonable enough biggrin.gif Covillea bro, your appetite too big la brows.gif If you are standing from owner POV which you are, 850K is of course reasonable. But in the buyer market, do you think 850K is a comfortable amount for the market to digest for a unfurnished unit? How many of them can afford to buy at such a high price? rclxub.gif

after deducting all expenses, only rm100k only profit.

100K only profit? After taking off the agent commission, lawyer fees, RGPT tax, possible bank penalties, I think you still can pocket about 150K which is a handsome profit to me.

I think those early birds (managed to secure in the morning on the first day of launching) will reap handsome profit. I missed the boat. I went there on the second day and price has been again raised due to overwhelming responses on the first day. I was turned off the price increase. hehe should have hentam 1 unit that time.

i have sorta always use casa indah series to benchmark covillea.
do check out this advert:
http://www.iproperty.com.my/propertylistin...ominium_ForSale

but realistically, casa indah 2 is averaging rm600psf now.
between these 2 development, covillea holds an important advantage ...
FREEHOLD.

the rest is more or less the same:
golf course view
lrt (completed) versus upcoming MRT
nearby colleges
*
But Casa Indah is in Damansara which is always being branded as high class living area but BJ is not. IMHO, both areas are attracting different group of buyers. My company expatriates rather pay more to stay in Damansara, Bangsar and MK and stucked in the jam daily to work in BJ than staying in BJ. From there you know BJ does not attract those working expatriates.

boss.... depends on your definition of damansara in the first place.
damansara damai also damansara. but is it real damansara.
some claims kota damansara is not real damansara.

i agree true blue damansara, bangsar proper and jalan kiara 1 MK is the real deal.

the others are riding on to the fame.

and boss, not really trying to defend covillea lah. but merely stating my observation in terms of product comparison.
*
Exactly, because the surroundings are riding the fame of Damansara, those areas are picking up fast. New generation of entertainment outlets are setting up, one good example is Sunway Giza. As time goes, those areas really rise up to the status. I am also hoping outlets like Sunway Giza and shopping malls will come to BJ one day. I am looking forward to Jalil City, Berjaya Mixed Development project and WCT mall to bring up BJ area.

I also 'tumpang tuah' if Covillea can command high subsale value. This indirectly give Savanna somemore room to appreciate. If Covillea does not value well, Savanna will suffer as well. thumbup.gif

Hopefully Covillea will not turn out to be another place for those Africans, Middle Easterns to stay. Savanna encountered the same problems. Zest seems to be as well. sad.gif

Africans can afford to stay in Savana ?  rclxub.gif
*
Oh yeah! They are rich. Without going to the topic of the source of their riches, they are undeniably flocking into BJ area. You can drop by Savanna to have a look and you see there is a lot of Africans going in and out. Most of them are students. shakehead.gif

To be honest, Berjaya project is notorious of delivering substandard quality products. Savanna is also the same. The workmanship is very poor, especially the floor skirting, the door is not able to shut properly, window handler are not fixed properly and etc.

No doubt Berjaya always hold a prime land due to it's cronies link but they really need to improve further on their future projects especially on the quality. I have a friend that already sold his Savanna and he told me that his $200k condo quality is better than Savanna.
*
But Savanna was selling also at 200K++ during the launch. tongue.gif
