Err. U should quote Dato Covillea bcz he mentioned bank valuation RM 600 psf.

But IMHO, RM 650 psf is very high. A 1,293 sq ft asking at RM 840k, much higher than KM1 and with this price tag, buyers have plenty options unless Covillea upon VP attracted a huge number of interest.

Anyhow, depends on real transaction price and see what is bank valuation which I dunno. I also hope Covillea can benchmark the BJ condo for ovr RM 600 psf.

CCC means Certificate of Completion and Compliance. It replaced CFO since 2007 due to CFO was issued by Local Authority and took time consuming and troublesome.

CCC submitted by private sector of building engineer, draftsman or architect with valid cert of Architect act or Engineer Act.

It proofs faster as the CCC was submitted by principal of the project and much protectef compare to CFO.

Agree with naleh bro tat Berjaya is delivering below substandard products.

Looking ahead to visit Covillea unit n mini tour one day to enjoy the view.

I think Mah Sing really need to depends fate. Either u got it with less small detects or got it with heavy and uncountable detects or cracks. The price was above premium. Lol.

But Berjaya really needs more improvement to be on par with Mah Sing in terms of management and etc.

Wow. 1293 sf unit sold at RM 720k and SC offers value of RM 680k.

A very good sign since valuation for early stage now already RM 526 psf and buyer willing to accept lower valuation. SC famous for being low valuation anyway.

Furthermore, RM 3.3k rental for 1293 sf f/f unit translated at RM 2.55 psf, higher than my expectation.

Maxis guy told me tat Maxis Fibre Internet is only available if Unifi is there. But Maxis Home Internet is different but the quota is suxks n too little bcz more quota reserved for period of 2am-7am. ( forget the exact time )

anyhow, given the low density of Covillea, actually 15% is damm low dy. 46 units of owner application is easily can collect. Some other condo like Zest, 720 units required 40% which is 288 units.

Hmm, RM 980k for 1,400 sq ft @ Treez. When VP anyway? I doubt the bank can value up to RM 600 psf.

Bro, for contractor, as long as got money, what also can.

But this highrise condo, you may better seek consent and advice from dev or management bcz they had the building plan, concrete and piping layout, and etc which any hacking may disinterrupt other units miscellanous ...

Good info. It's great if management allow you guys to hack the utility room & small toilet, which is deemed surplus to the space.

Wahh, based on the photo, I am sure the owner never seek approval or consent from the management to wall hack the concrete. Probably won't collapse, but starts cracking on it's own unit then to neighbours.

Yes, if the area is use as wet kitchen, the compressor will be oily and when the air con is opened while someone is cooking, it's like air recycle inside the wet kicthen caused the food not healthy ...

I think the ethical conduct still more to the owner, because the unit is owned by he/she over the long term. Contractor ada lui, apa pun boleh as long as asked by owner. Just issue is, did the contractor inform owner what is the effect in the future or within management prior to this job. Some owners really dunno this at all.

Where got so fast bro?

Most of the owners should submit their application to TM soonest in order for em to set up the UNIFI portal at Covillea. I heard some bro here mention only need 30% occupancy which is relatively low since Cov is low density condo.

RM 1,900 pm for basic unit, I think quite fair and cheap dy. u rent the 1293 sf unit right? Congratz. Savanna is asking much higher price and with Covillea's density, brand new and golf view, RM 1,900 is definitely much worthy to pay compare to older Vista Komanwel.

You paid one month deposit and 3 more months to secure? Means out of the 3 months is advance payment? I think it is quite okay.

Normal condo rental was 2 months deposit plus 1 month advance rental and another 1/2 month as utility deposit.
