It is OK. No jam for the u-turn to KL. However, the LDP toll at sunway is a nightmare during peak hours. I think tmn wawasan is ideal compared to others. Many gardens & fields. Close to bdr puteri & everything. It is by SP setia, i think it looks better than those IOI props around here. Very convenient.

I can only offer BK opinion as I'm familiar with it as I have a keen interest on it.

450K can find you plenty of 2nd house 20x70 DSL on FH land in Bandar Kinrara. They are plenty to chose from in BK5. BK6 is newer phase, about 5-6yrs old and bigger at 22x75.

BK5 is about 10 yrs old at 20x70 and 22x70. Price for intermediate range from 290-310k. Corner about 450k onward. Corner land is big at 40x70 and asking less than 500K. Plenty of oppty for massive reno to make another half house. I have seen most corner for 40x70 have additional side unit built up and that increase it to 6 rooms house.. rclxub.gif

Strangely the BK5 corner lot have side land than the Semi D. Coupled with a road next to it, you do not have to greet your neighbor with morning breath unlike Semi D where its only a wall/fence to the next unit.

All these are basically basic with some reno. I have seen quite few used unit here where the new owner bought it and dump in less than 20k to refresh the look and they look nice. New gate, new paint, and garden... thats it. Of course interior fitting need to be done ie curtain, but those are needed for new or 2nd hand anyway. Most of them have auto gate and alarm system with kitchen cabinet and build in wardrobe. I have seen one corner unit 40x70 where owner dump in 120k and totally new look and gorgeous! He bought the house at 410k 2 yrs ago and now it look really nice... almost Semi D like.

Take your time and you will find some unit where owner taking good care of the house. I have seen a few unit when I want to check out some houses in BK5. Some are well maintain and their fittings will last easily few more years, very clean too. Of course some are poor.. again its how the current owner take care of the house.
