 Good location for own stay

Hi,

I am looking for a double storey for my own stay. budget around RM400k - 450k. had been looking around puchong, kinrara&bandar puteri, however, seems that the pricing is getting too ridiculous sweat.gif ... wondering if there is any other better location to stay? any suggestion?

Kemuning Utama ?
Taman Putra Prima ?
or the boundary between Puchong and Putrajaya?

otherwise Putra Height may able to fit in your budget...

prefer new but also dun mind second hand. we are looking for location convinient between kl and shah alam. puchong seems to be a pretty good location which fit us but the pricing is either too high or the design is too bad... so now looking for other alternative...

You're not able to find a home in Puchong for 400 to 450k...

IMHO most of the landed double story homes in Puchong are in that particular price bracket.

Another place you can try is Kota Kemuning...

If you looking for second hand, I think not so difficult with your price range. Provided you not so demanding. Puchong jaya and pusat bandar puchong or puchong utama should be between your range.

initially was only looking for new property around bandar kinrara but now the new launches in already above RM490k... same goes with bandar puteri.... so can't stretch my budget any further... that's why now have to go for alternative either 2nd hand or other location.

do u think i should go for 2nd hand property in puchong or new property which is further, not so congested area (in other words, not so ppular area)?

how do u view the potential of properties in puchong?

if u dont mind for some distance with Kota Kemuning area or Setia Alam area...
most of the DSL houses selling below RM400k hence the environment may better than puchong...

It is good to find not so popular and congested area to live. Peace and silent place is important. I don't see why 2nd hand property not good.

hi thanks for the suggestions, will check it out... well, hoping to find a less congested place to stay but at the same time hoping for some capital appreciation in long run...

actually dun mind 2nd hand property but most of those that we found is not in very good condition, so need to put in further $$ for repair... which makes it cost a lot more at the end.

we went to survey in sungai long last weekend, any idea/opinion on this place? we went to SHL and saw their show house (palm walk). a little smaller 20x70 but design not too bad, pretty good space utilisation... but later found out that they have been delaying in hand over for the earlier phase... kind of worried then... any idea how is the financial standing/reputation of this developer?

i think prop in tmn wawasan is still below 400k, dsl inter can get below 300k. very strategic location, close to ldp and bdr puteri!

are u staying there? isn't it pretty jam in front of IOI mall since tmn wawasan can't avoid going through u-turn if we were to go kl or pj direction?

Depend the time. But once you use to it, you know when and how to avoid it. And got some small road to escape from it also. Unless you go to sunway/subang.
Wawasan house built quality is good. Ada ISO punya. A lot of nice well maintain garden. But beware the land of some place.

what do u mean? what is the problem with the land? i think sometime back there were complain regarding the setia walk construction affecting the houses nearby, causing some cracks to the structure... is this what u are referring to?

hmmm... taman tasik prima is siting on ex-mining land and it is leasehold le... take note if u are considering wow...

try kota kemuning..

nice and peaceful area.. freehold, quiet, not so expensive, gated, schools, banks, restaurants...

quite safe oso.. i usually dun lock my gate smile.gif

vvn0vvn.....i got my 1 cent advise, is ur budget 400-450k include ur reno & everything in ur hse? if this is ur first hse....then u wl need to add another 20% into ur budget to make ur hse complete...( not luxious just every basis thing in place ).

i think the new Permai at Bdr Kinrara...CF will be in next month...is selling at RM485K.... u won't regret the price u pay for it...
and the convenience of staying in puchong
