I can see Tesco is crowded every weekend and IOI mall is very quiet.
If you want to do business, you have to see what most people wants.

friends of mine always say Puchong is business heaven due to its crowd.
again, depends on what business you are in.

I was told by my renovation contractor that the tv points provided by developer cannot be connected to astro due to different type of cable. i am not sure true or not. i asked him to give new point.

good old times kopitiam beside puteri public bank.
ipoh chicken hor-fun and ice lemon tea only RM3.90. WOW! hawker center also can't get this price. somemore got free wifi, aircond and cosy env. very friendly staffs. my kid accidentally spilled the drink and they replaced with a new one FOC. that's why i promote them here.
their business is very bad, hope they can survive longer.

i had choosen bpp over bk in location wise. no doubt needs to consider other factors such as price/sq ft, security, access, community, schools etc.

Last year I saw almost all shoplots behind public bank were open for sale/rent. but now almost fully sold/tenanted.
Not every corner of the commercial area are 'wong'. Shoplots facing mainroad/open space with 2 rows of parking infront will have advantage.
don't shoot me if my advice is not right.

4-5% for MOT+legal+misc
5% per annum interest rate/inflation (for 2 years construction, 10%)
Haven't count the penalties by bank 3-5%
15% is just bare minimum to BREAK EVEN.

actually for this kind of small project, contractor will charge you a bomb in 'mobilisation'
If the extension is just a small part of your full renovation, then you can bargain kaw-kaw.
btw, if you plan to extend kitchen with roof tile, the mpsj std dwg and submission will cost you RM750 (incl deposit RM500).

i don think it's the final version. see so many alignments b4.
i don think the alignment will follow ldp esp at the sharp curve near the temple.
litrak had trouble in their alignment during samy times. unless thing has changed now.
the version that i see isnt passing ldp puchong west toll plaza and 'their' bridge.
they traverse through gov land in puchong intan.
no one knows the final alignment until everything is 'arranged'
