QUOTE(ZARRA133-134 @ May 17 2010, 12:49 AM)
Hi Serena & Zarra owners,

Recently I went to see the progress of Serena & Zarra development, I do found out that the water meter is outside our house. I thought we have electricity box build for it?? The water meter suppose to be placed inside and together with the electricity box. I saw Kota Kemuning terrace house which was build few years ago already no wiring, no drain, all under ground, electricity and water meters all inside the box. Is there any 1 notice this? Should we voice out something?
Serena & Zarra suppose is a new development, shd have build the drain under ground, water & electrical meters inside the proper box (which we already have).

Also, the small piece of land between houses shd be made flat to accomodate resident's cars. Currently, they are putting simen to cover aroud the land area will cause our car to be parked further out and imagine 2 sides parking cars will left a norrow space which allow only 1 car pass through at any 1 time. (Anyone know any reason it was built that way?)

I think IOI shd improve this to meet current new way of building home in order for IOI to compete with other developers especially on the water meter issue. With the price we paid and with the good reputation of IOI in term of strong financial back ground and new technology used plus tight quality control, I think IOI should do something or else this will surely affect it reputation in shops & housing development.

hi,
to put water meter and electric meter in a box is not a good idea.
may caused short circuit if pipe burst or leaking.
for the road kerb, it is built to help future maintenance of landscaping, road and drainage system.
on the narrow road issue, i have no further comment.

if the water meter is inside the box, and when u wan install whole house/outdoor filter, u might hv spacing issue to do the re-routing inside the confine space..
*
it's true. some more jba also wants their meter 'expose' so that no illegal tapping.
put all utilities in one 'box' is a good idea if they allow necessary precautions and connections in their design.
if i'm the owner and developer is willing to do it (without extra cost), i will not oppose.

I think for those who can afford to buy a more than half million houses, should be committed to
contribute at least RM100 per month for the security....so that Zarra & Serena residents can have
peace of mind...there are many category of guards...u pay peanuts u get monkey...

I heard that it's three-quarter million now, no more half a million. Somemore not many willing to sell.
Congrats to Serena owners for owning one or more units. 200k in 2 years (or less?), good deal.

800k is a bit too much for a 2 storey serena, unless yours is a corner or probably end-lot with land. Normal intermediate will not reach that kinda price at this time.
*
When serena was launched 2 years back, everyone was questioning above the 500k psychological mark. I had witnessed a 680k intermediate transaction at Puteri12 not long ago and now owners are asking for 750k. imo 800k is not excessively high for serena.

The highway concessionaire is also planning to spend RM74mil to improve the south-bound traffic from the Petaling Jaya Selatan toll plaza (or Sunway toll plaza) to Bandar Puchong Jaya.

The north-bound ramp near IOI Mall will be used for south-bound traffic and a 490m bridge will be built to channel north-bound traffic.

“Work will start in January and be completed in February 2013,” Sazally said.

diff people needs diff degree of freedom/privacy vs security. majority wins. one of the reasons why high break-in in P12 is due to high% of businessman staying there. i'm not the one, don't break-in my house.

not mean to be rude, but digging up old posts is something not good.
if you look back earlier posts, a lot of words like "price ridiculous", "over-priced", "not worth it" have been posted. but now the last transaction of zarra is 850k.

If you have read properly, by no means that I dig up the old posts. I actually posted the reply back then in January but Tohsan only responded recently.

Also, if one can comment something is super good just 2 months ago, but now at 180 degree turn, how valuable the piece of information is?
ok, sorry. my mistake.

Zarra 850K is for 2 storey intermediate price? but IOI have not yet hand over the key? how is owner can sell off the house? I heard the latest serena 2 storey intermediate sold at 830K , owner can get only 80% bank loan. But still have people think that is worth to buy. For first hand purchaser who brought from IOI at 525K, that is a big margin in 1 1/2 years time! rclxms.gif  rclxms.gif
*
it's 2-storey intermediate. s&p can be signed but mot will not be done until vp. 1 yr ago p12's bank value was 5++k now 670k. same goes to sarena & zarra.

Bros, how much is the security fees for P12? For P11, fees will increase from RM50 to RM60 started next month onwards. I have no objection if they can continue to provide consistent tight security checking for each of outsiders that wanted to enter. Also is there any news on what the piece of land which located at the junction of Puteri 11/1 will turn to be? Previously they planned for apartment but was strongly opposed by P11 residents and the news I heard few months ago was it will turn to become town house.
*
P11 is surrounded by apartments (mediums cost) and condominiums (high end) top, bottom and back. a bit difficult to have tight security once the apartments have completed cause they share the same exit/entry.

P12, 22X70, intemediate unit currently available at 600k. So the hype about high appreciation  is incorrect. Rental per unit is about RM1200 per month and the return of around 2.4 % annually other than capital appreciation.
*
last transaction i know was 670k and the buyer got 90% loan. that's the highest valuation i know so far. you can call banks to verify.
