this is 2.5 semidee; let's say average using 8*2.0hp inverter ac + inst.+ wiring = 8*(2500+500+500)=28000; elec appliances (incl inst)=10000; full height cabinet 12'=12'*500=6000; kitc top=20*250=5000; kitc wall and base=25*200=5000;island=7000; sub total=61000. designer's fee 10%, sub total=67100; ioi admin charges 15%, sub total=77165; ioi's profits 25%, Grand Total = 96,500 (100,000 roundup).

the price was RM396k early last year. unfortunately these units are facing slope. some people may not like it due to feng-shui.

basically design safety factor is similar for houses in ex-mining pond or ex-oil palm estate or hill side.
contractor's workmanship and quality plays the important part.
however for hill side houses, long term/periodically maintenance is important.

i saw they 'reinforced' the slope along skyville after completed building the houses. meaning that they are willing to spend money (or more important they have money) even though after completed the houses. fyi, the 'soil nail' is not cheap, one easily cost few thousands (depends on length) and i saw hundreds nos are there.

for puteri12, i had invited my fren who is geotechnical expert to give comments on the slope stability at this area. his comments was +ve. no tensile stresses developed along the road at the edge of slope, no ground movement etc.

as for condos at puteri11, i see no reason why they can't build them as long as they comply with all regulations and give some contributions to the surrounding communities biggrin.gif.

i agree. land is expensive in bpp.
bk vs bpp = peaceful & quite vs busy & booming.
there's a lot of pros than cons in bpp but it's unfair to state all bpp advantages over bk in bpp forum.

narrow lane (just fit 1 car) will prevent drivers from speeding.

i still feel that cars park outside terrace houses are not creating nuisance, at least to me.

ioi can't simply change the 'plot ratio', % of road & green area has to comply with regulations/by-laws.
some country prefer to 'adapt' by introducing new technology while some change their regulation to adapt the increasing population.

wondering where is the entrance/exit.
also, if this business area is "wong", the 3-lane persiaran puteri may then be cramped to 1.5 lane due to lazy and stupid cars parking and double parking along the road side.

too bad that this exercise has created inconveniences to residents and shop-owners on both sides of puchong jaya.
they had done studies and come out the best option which may had resulted 100,000 unhappy users and 300,000 satisfied users.

with population around 1mil., the best way to win the heart of puchong residents is through lrt project.
