Lot 163 serviced suites, developed by YNH. 1 SQF selling at rm 1300.

The one that i was looking at is 660 sqf, facing HONG LEONG BUILDING.

works together with F & N to provide hospitality and ROI is guaranteed at 8% ( based on info from the sales team ) for 5 years.

so, my queries is, how much is other serviced suites around this KLCC area selling ( per sqf ) and if there is any rented unit, what is the ROI ?

if anyone have the details, kindly share here.

Rental guarantee is not iron clad one...sigh..check and see if the company providing the guarantee is the same as the developer, not some anak syarikat or even 100% owned co. These can always tutup kedai later.

There are a few around KLCC selling between 800-1000psf. Marc, Dua, Idaman, Damai, K-Residence, Hampshires came to mind. Rental market? Not now...

Talk abt YNH, they are going to build another one right smack in front of Meritz. So if anyone has units there, I'd strongly suggest you let it go now. As for new ones, unless they build a new condo in the middle of Jalan Ampang, this is one of the BEST you can get. Wait for the launch end of this year. There're 2 blocks. One already sold en-bloc.

YNH already knee high in problems with their plot of land opposite the concorde hotel ... 163 is a joke ... if u look at their s&p .. 6 years to complete ... their MK projects .. my god .... keep away ... one of the shabbiest i've seen ... i would say alike ... ah ... cygal berhad .. from same kampung ...

This YNH suites will suffer the same fate as Marc.........will only consider if can get subsale units at less than RM700psf..... smile.gif

yes, i think it had been put for sale for some time. I got this info through the insider, which happened to the YNH family member. i think it still have more than 12 units for sale. but, the price, i think is not good.

but, 1 thing to be confirmed, their project, which i mean is the workmanship, is terrible. i said that due to personal exprience with them.

i know that they are working together with F & N for 163 suites. others than that, not sure.

New Property by YNH in Lot 188, Name is 188Suite aka Fraser Residence...RM1300/sq.ft with 8% Gurantee Return....Completed project is Fraser Place just beside Wisma Hong Leong, near KLCC

They claim Fraser Place have 99% Occupancy. Beside quality of their work, worth to invest in their new 188Suite project?
