I bought a terrace house in Bukit Sentosa way back in the 90s but never move in since transport there is so inconvenient. You can't even find a taxi around. I have to take a taxi from Rawang town each time I go there and it is so expensive. What a great price to pay just to go there to see my house. I wonder if there is any taxi drivers staying in Bukit Sentosa. If I am not mistaken there is taxi station there but without any taxis at all. Does anyone know where I can find taxis in Bukit Sentosa? I will appreciate your information very much.

After so many years without any development in that area I feel like dumping this house and let it rot by itself. If I'd known that the claims made by Talam were false I wouldn't give this place a second thought. Where is the university which is supposed to be there? Where is the second PJ? I can only see a ghost town. Talam should compensate the house buyers for the misrepresentation that they made. For those who are not rich their money is stuck there and they can never afford a second house in their life. I really sympathize with them and with myself too.

Bukit Sentosa....i know that place coz i'm used to stay in Sg Choh b4 (my homewtown), many contractor build house there due to many projects were planned there (i think the KLIA 1st propose to build somewhere there and other projects too), but nothing in the end...poor to ppl that oledi buy house there, hope government will do something about it...about development in Bukit Sentosa...even Bukit Beruntung, both so slow develop, the area something like isolated, after Sg Buaya...need to go through two lane road, only forest at each side of the road b4 u reach the area...

I have a relative stay there. From my point of view, I think it is true that it a ghost town but I believe the status will change because lately I saw many people start to renovate the house there. Maybe because the price is cheap. A bungalow is sold about the price with link house from other area.

Maybe you wait little bit more & see if there is better chance to sell.

What I know is Talam already bankrupt. And they build low quality house to max out profit. Some contractor friend advise from early, avoid talam build house and project.

time will tell... but before it reach there.. they must pass through rawang first.. biggrin.gif

not many people afford to buy a house near by kl (and work in KL).. they have to move outskirt

i have a friend who have 5 children.. stay at Puncak Alam (work at KL), it far away.. but can you have a house that can accomodate 7 people with a cost less than 200k nearby KL?? apartment 900sq ft cost u RM170k at kota damansara

Added on April 16, 2009, 11:06 pm I just came back from Bukit Sentosa today. My visit to Bukit Sentosa today helped to convince me that I should not sell my house.

I live in Bukit Beruntung lol.

It's not exactly a ghost town. It really depends on which part of the residential areas you are talking about. Generally, the areas along the main road r more populated than the ones deeper inside.

We have 3 gas stations situated within 1 km of each other. I think that can be a general indicator of the population of the area.

I live in Bukit Beruntung too for more than 12years. (Sect. BB2 - next to TESCO warehouse).
Dead town? Not so. Do state which section is your property located.
The TESCO warehouse is slated to be completed in Sept 2009.
Rumour is that the TESCO retail has chosen a lot in Bukit Sentosa.

As for security, well it might not be up to expectation. Which is why we are seeing the residence are setting up their own security. The whole of Section BB2 now is a guarded area.

I don't see the area becoming a 2nd PJ as the developer claimed but it is upcoming. The property prices over here are still quite affordable but you might have to travel to KL by toll.

Those houses that you see that are up for lelong are those very far in and along the shortcut to Rasah. Talam is now partly owned by IJM.

i think TESCO already open its branch at Bukit Sentosa rite? market value near these area should higher up a little bit..

TESCO is in Rawang. Initially they wanted to open up in Bukit Sentosa, but the residents were against the idea. So they shifted their plans to Rawang.

Individual titles are out for sometime. Do check.

Where do I go to check for the individual titles?. I have not received any letter or info since I bought the house through other owners since 2001/2002. I receive and pay the cukai pintu but never ever received the cukai hasil tanah. My double story unit is in Jalan Semarak, Bukit Beruntung, it is on rent.

Should I go to the land office or go to developer office. The developer was Europlus. Please advice

I have two houses in Talam's 2nd PJ.. One in Section 8, Bukit Beruntung and the 2nd house is in Bukit Sentosa 3. Surprised ? But these two houses are never empty after I bought them new from Talam. Both the houses are presently rented out to the working Kelantanee in Perodua. They are good pay-master. They take care of your houses as their own. Despite the rental is low.. I feel good because my property is being taking care very well by the tenants.

My advice to the house owners in Bukit Beruntung and Bukit Sentosa are

(1) If you bought the house for investment, never let the house be emply, try to rent it out despite the rental may be low at the moment. There are hundreds of workers working in Perodua and Tesco, they need accomodations.. try to rent out your houses to them.
(2) If you can't rent out your property, please maintain your property well.. Never let the grass grow taller than you. Visit your property at least once a month to clear the grass and clean up the compound.
(3) Encourage your relatives or friends to start their business in Bukit Beruntung/Sentosa. Take advantage of the very low price of the factory/Shop lots. The properties are really very cheap as compared to the properties in Klang Valley areas.
(4) Never sell out your property desperately.. these are the free-hold land properties located in Malaysia's most properous state of Selangor.

i've been stay in Bukit Beruntung since i was in tadika.
Frankly, i don't think Bukit Beruntung or Sentosa is a dead town.
Numbers of cars are increasing and there are 3 petrol stations(almost everytime full of cars) in within 1km.

Got a house at Section 8 Bukit Sentosa 3. Received a letter this week from someone asking am I looking forward to sale off this property. The price is base on current market value.

Whats the current market value there now?
